Part 8, Sections 1-3 (Table 8.2.1, Table 8.3.1) of the City of Burlington Zoning By-law 09-2026 / 2020.

A rural farming zone for large lots (at least 10 hectares) where farming, a single detached house and farm-related accessory uses are allowed, with big setbacks from roads and neighbours.

Other provisions in this section

  • Table 8.3.1: 'Yard abutting a street' 10 m applies to any yard along a street (front and exterior side).

  • s.3.2 Lot coverage: agricultural use no maximum; recreational establishment 5%; other 25%.
  • s.3.3 Accessory Farm Commercial: goods sold must be produced or manufactured primarily on the farm property (by monetary value); accessory commercial area 250 m2 (Table 8.2.1 note (f) gives max floor area 500 m2, tourism uses accessory to agriculture max 250 m2).
  • s.3.4 Accessory Farm Dwelling Unit: maximum of two accessory dwelling units; must be located within 100 m of the principal farm dwelling.
  • s.3.5 Buildings and structures accessory to agriculture: permitted in a side or rear yard only, subject to Minimum Distance Separation formula; no maximum height; no maximum floor area; setback from a street line 10 m; setback from a property line 3 m.
  • s.1.1 Minimum Distance Separation (MDS): no new building on a lot adjacent to a property with livestock buildings except per MDS I (does not apply to a dwelling on the same property as the livestock use); no livestock building constructed or enlarged except per MDS II.
  • s.1: all uses subject to Part 1 (General Conditions and Provisions) and Part 14 (Exceptions to Zone Designations).
  • s.1(a) Holding zone: where the designation is preceded by 'H', permitted uses per Part 11 s.1.1; development is premature until the 'H' is removed per Part 11 s.1.2.
  • Table 8.2.1 note (c): veterinary services and riding academy only on existing lots with minimum lot area 1.2 ha; animal-keeping buildings, structures or enclosures set back 30 m from a lot line or street line.
  • Table 8.2.1 note (a): only linear Transportation and Utility Facilities are permitted in prime agricultural areas.
