PD zone, Caledon: Planned Development (PD-1)
Section 13.5, Table 13.5 (Subsection 13.5.2) of the Town of Caledon Zoning By-law 2006-50.
A planned mixed-use area (exception PD-1) that allows townhouses, stacked townhouses and live-work units together with a wide range of commercial or industrial uses, with the dimensional standards borrowed from other zones (RT-665/RT-667/RT, CCV, MP-677/MP) depending on the use.

Other provisions in this section
- Uses in the zone must be one of two combinations: (a) landscaped buffer, planting strip, street, nature trail, non-intensive recreation, freehold townhouse, townhouse, stacked townhouse and live-work units; or (b) landscaped buffer, planting strip, street, nature trail, non-intensive recreation with commercial uses or industrial uses.
- Stacked townhouse (zone-specific definition): a building divided vertically and horizontally into 6 or more separate dwelling units, each with an independent entrance directly from outside.
- Work component of a live-work unit may only contain: adult day centre, accessory apartment, art gallery, artist studio, bakery, business office, convenience store, private home day care, dry cleaning or laundry outlet, personal service shop, pharmacy, specialty food store/specialty restaurant, training facility.
- Specialty Food Store/Specialty Restaurant (zone-specific definition): a business specializing in a specific type or class of food; seating for no more than 10 persons; excludes a restaurant or on-site food preparation involving frying.
- Training Facility in a live-work unit: for-profit training not under an Education Act Board; limited to 10 students at any one time; must not cause nuisance to adjacent uses; excludes any cannabis or industrial hemp use.
- 'Commercial uses' and 'industrial uses' are defined by specific lists in Table 13.5 (commercial list a) to rr); industrial list: business office, equipment storage building, factory outlet, financial institution, merchandise service shop, place of assembly, place of worship, research establishment, restaurant, accessory retail store, training facility, warehouse, public self-storage warehouse, wholesale warehouse).
- Stacked townhouses: unless stated otherwise in this zone, the zone standards of the RT-667 zone apply.
- Freehold townhouses and townhouses: unless stated otherwise in this zone, the zone standards of the RT-665 zone apply, and where RT-665 lists no standard, the RT zone standards apply.
- Outdoor Amenity Space (zone-specific definition): outdoor area on a lot with a residential use used exclusively for enjoyment of the outdoors (rear yard, covered or uncovered porch, courtyard, balcony or deck); it must be located in the rear yard.
- Minimum building height of 7.5 m for any stacked townhouse, freehold townhouse or townhouse dwelling.
- Live-work units: ground floor uses restricted to either one live-work use or the ground floor of a townhouse dwelling, not a combination; all garbage must be stored internally; the unit must front onto a street; access to the work component must be barrier-free.
- Live-work units: unless stated otherwise, RT-665 zone standards apply, and where RT-665 lists no standard, RT zone standards apply.
- Commercial uses must be located and mitigated per satisfactory studies submitted through a Planning Act application.
- Commercial use minimum setback of 30 m from any lot containing a residential use or a residential zone, unless a street separates them with a 10 m landscaped buffer or planting strip between the commercial use and the street.
- Delivery spaces, loading spaces, commercial motor vehicle parking and overhead/service bay doors must not be located between a commercial or industrial building and a lot containing a residential use or a residential zone.
- Commercial uses: unless stated otherwise, the Village Core Commercial (CCV) zone standards apply; where a commercial use forms part of a live-work unit, RT-665 (then RT) standards apply; where a commercial use is also listed as an industrial use, MP-677 (then MP) standards apply.
- Industrial uses (including warehouse, wholesale warehouse and public self-storage warehouse) must be located and mitigated per satisfactory studies submitted through a Planning Act application, including a Land Use Compatibility Assessment and Noise Report.
- Industrial use minimum setback of 30 m from any lot containing a residential use or a residential zone, unless a street separates them with a 10 m landscaped buffer or planting strip between the industrial use and the street.
- All trailer and tractor maneuvering, loading, staging, parking and storing must be set back a minimum of 70 m from a lot containing a residential use or a residential zone.
- Financial institutions and restaurants must comply with Section 8.4.2; an accessory retail store must comply with Section 8.4.1.
- Industrial uses: unless stated otherwise, the Prestige Industrial – Exception 677 (MP-677) zone standards apply, and where MP-677 lists no standard, the MP zone standards apply; where an industrial use forms part of a live-work unit, RT-665 (then RT) standards apply; where an industrial use is also listed as a commercial use, MP-677 (then MP) standards apply.
- No air conditioners, heat pumps or mechanical systems may be located in the front yard or exterior side yard.
- General Provisions of Section 4 and Parking, Loading & Delivery Standards of Section 5 also apply (Section 13.5.1).
