Standards
| Requirement | By-law |
|---|---|
| Minimum lot area (interior lot) | 400000 m²s.3.6.1.2 Site Development Specifications (PDF p.155, by-law p.137) (b): 40 ha (400,000 m2). s.3.6.2 (PDF p.155): for a farm, all land zoned or proposed to be zoned A1 plus adjacent OS1 land in the same ownership counts toward the 40 ha. |
| Minimum lot width (interior lot) | 150 m |
| Minimum front yard | 6 ms.3.6.1.2 Site Development Specifications (PDF p.155, by-law p.137) (c): 6 m. Designated-road setbacks of s.2.1.19 may increase this. |
| Minimum interior side yard | 3 m |
| Minimum exterior side yard | 6 m |
| Minimum rear yard | 3 m |
| Maximum building height | See noteNo height limit in metres. s.3.6.1.2(g) (PDF p.155, by-law p.137) says the maximum building height is 'in accordance with s.2.1.10', which is the Waterloo Regional Airport rule only: on Map Z1, the highest point of any building may not exceed 326, 341.5, 352 or 360 m above sea level (Canadian Geodetic Datum) in Areas A-D (PDF pp.67-68). That is an elevation, not a height above grade, and it applies only if the lot is inside one of those areas. Site-specific exceptions in section 4 may also set a height. |
| Maximum lot coverage | See noteNot stated: s.3.6.1.2 sets no maximum lot coverage for A1. |
| Maximum floor space index | See noteNot stated. |
