Standards

RequirementBy-law
Minimum lot area (interior lot)5000 m²
Minimum lot width (interior lot)50 m
Minimum front yard12 ms.3.4.3.2 Site Development Specifications (PDF p.151, by-law p.133) row (c) refers to s.3.4.1.7 (PDF p.141): 12.0 m in an M1 zone. Designated-road setbacks of s.2.1.19 may increase this.
Minimum interior side yard5 ms.3.4.3.2 Site Development Specifications (PDF p.151, by-law p.133) column 'M1': row (d) 5 m; row (f) 7.5 m where abutting a residential use class zone; row (i) 14 m abutting Highway 401; row (j) nil abutting a railway line or spur. s.3.4.1.8: 7.5 m side or rear yard for a hotel entered from or with habitable-room windows facing that yard.
Minimum exterior side yard12 ms.3.4.3.2 Site Development Specifications (PDF p.151, by-law p.133) row (e) refers to s.3.4.1.7: 12.0 m in M1.
Minimum rear yard7.5 ms.3.4.3.2 Site Development Specifications (PDF p.151, by-law p.133) column 'M1': row (g) 7.5 m; row (h) 7.5 m where abutting a residential use class zone; row (i) 14 m abutting Highway 401; row (j) nil abutting a railway line or spur.
Maximum building heightSee noteNo height limit in the zone itself: the zone's standards table, s.3.4.3.2 (PDF p.151), has no maximum height row. Two map-based general rules can still cap height, depending on where the lot is: (1) s.2.1.9.2 (PDF p.67, by-law p.49, By-law 161-07): in the Galt City Centre Core Area, Map Z7 sets 15 m (Area A), 21 m (B), 28 m (C) or 34 m (D) above finished grade, not counting rooftop mechanical, electrical or elevator equipment or chimneys; (2) s.2.1.10 (PDF pp.67-68): near Waterloo Regional Airport, Map Z1 caps the highest point of any building at 326, 341.5, 352 or 360 m above sea level (Canadian Geodetic Datum) in Areas A-D. That is an elevation, not a height above grade. Neither map is in the text, so a lookup should show 'no zone height limit' and ask whether the lot is on Map Z7 or Map Z1. Site-specific exceptions in section 4 may also set a height.
Maximum lot coverageSee noteNot stated: s.3.4.3.2 Site Development Specifications (PDF p.151, by-law p.133) sets no maximum lot coverage for M-class zones.
Maximum floor space indexSee noteNot stated for M-class zones.
