Part 7: s.7.1.4 (purpose, p.84); Table 7.2 (permitted uses, p.85); Table 7.3B R3 column (attached dwelling type, p.86); Table 7.3D (multiple dwelling type, pp.87-88); general provisions Part 4 (pp.44-67) and Part 5 (pp.68-82) of the City of Cambridge Zoning By-law 26-007.
The high-density residential zone, for areas the Official Plan designates High Density. Every housing form is allowed; apartment and other multi-unit buildings need a 30 m wide lot and can reach 5 storeys (17 m) on a local road or 15 storeys (52 m) on a collector or arterial road, with 30% of the lot landscaped. Semi-detached and townhouse lots need 5.5 m of frontage and are capped at 11 m.

Standards
| Requirement | By-law |
|---|---|
| Minimum lot area (interior lot) | See noteNo minimum lot area row appears in Table 7.3B or Table 7.3D (pp.86-88), and Table 7.3A (which has one) does not cover R3. |
| Minimum lot width (interior lot) | 30 mMultiple dwelling type (apartments, stacked and back-to-back townhouses, multiple dwellings, long term care and retirement homes, triplexes, and dwellings not on their own lots) 30.0 m (Table 7.3D row 1, p.87); attached dwelling type (semi-detached and townhouses on their own lots) 5.5 m (Table 7.3B row 1, p.86). No standard is given for a single detached dwelling on its own lot in R3 (Table 7.3A covers only RR, R1 and R2). |
| Minimum front yard | 4.5 mMultiple dwelling type 4.5 m (Table 7.3D row 2, p.87); attached dwelling type 3.0 m (Table 7.3B row 2, p.86). |
| Minimum interior side yard | 3 m3.0 m for both multiple dwelling type (Table 7.3D row 4, p.87) and attached dwelling type (Table 7.3B row 6, p.86). |
| Minimum exterior side yard | See noteAttached dwelling type 3.0 m (Table 7.3B row 4, p.86). Table 7.3D (multiple dwelling type, pp.87-88) states no exterior side yard. |
| Minimum rear yard | 7.5 m7.5 m for both multiple dwelling type (Table 7.3D row 3, p.87) and attached dwelling type (Table 7.3B row 5, p.86). |
| Maximum building height | 17 mMultiple dwelling type: 5 storeys / 17.0 m on a lot fronting a local road; 15 storeys / 52.0 m on a lot fronting a collector or arterial road designated on Official Plan Map 7A (Table 7.3D row 6, p.87). The lower 5 storeys / 17.0 m limit applies if the lot also fronts a local road, is a through lot with a local road on one side, or backs onto a local road (Table 7.3D note 4, p.88). For buildings taller than 7 storeys / 23.5 m (Table 7.3D row 6, p.88), special provision 3 applies 'for storeys 7 and above': a 3 m step-back from the exterior walls of the 6th storey, total building length at most 60 m, and each storey above the 7th at most 2,000 m² (p.88). The row says 'taller than 7 storeys' while the provision says 'storeys 7 and above', so whether a 7-storey building is caught is unclear. Attached dwelling type 11.0 m (Table 7.3B, p.86). |
| Maximum lot coverage | See noteNo lot coverage maximum is stated in Table 7.3B or 7.3D (pp.86-88). Accessory buildings are capped at 10% of the lot (s.4.1(h), p.45). |
| Minimum landscaped open space | 30 %Multiple dwelling type 30% (Table 7.3D row 8, p.88); attached dwelling type 25% (Table 7.3B row 7, p.86). |
| Maximum dwelling units | See noteNo unit cap is stated for R3: Table 7.2 special provision 5 (four-unit cap) is not attached to any R3 use (p.85). A townhouse building is capped at 8 attached units (Table 7.2 note 1), and a single detached, semi-detached or street townhouse dwelling may have up to two ARUs (s.4.19(d), p.56). |
| Minimum parking | 1.25Apartment, multiple, back-to-back and stacked townhouse dwelling units 1 space per unit plus 0.25 visitor spaces per unit (Table 5.8 rows 2 and 10, p.75); single detached, semi-detached and townhouse units 2 per unit, may be tandem (row 12, p.76); plus 1 per ARU (s.4.19(f), p.56). |
| Min garage setback | 7Attached dwelling type: front yard to garage 7.0 m and the attached garage wall recessed at least 1.0 m behind the dwelling's front wall (Table 7.3B row 3 and special provision 1, p.86). Table 7.3D states no garage setback for the multiple dwelling type. |
| Max driveway width | 8Lesser of 8.0 m or 55% of lot frontage for a single detached or semi-detached lot; lesser of 8.0 m or 65% of lot frontage for a townhouse or back-to-back townhouse lot (s.5.3(c)-(d), p.72). |

- Residential parking, Table 5.8 (pp.75-76): single detached, semi-detached and townhouse dwelling units 2 spaces per unit (may be tandem); apartment, multiple, back-to-back townhouse and stacked townhouse dwelling units 1 space per unit plus 0.25 visitor spaces per unit (marked for visitors); additional dwelling unit 1 space per unit; bed and breakfast 1 space per guest room plus the dwelling requirement; home occupation 1 space per non-resident employee plus the dwelling requirement; group home 2 spaces; crisis intervention home 1 space per 3 residents plus the dwelling requirement; long term care home 0.35 spaces per bed; retirement home 0.50 spaces per unit plus 0.20 visitor spaces per unit; home child care no additional requirement. Where preceded by (F2) (flood fringe), development needs a GRCA permit, floodproofing and all habitable floor space at or above the Regulatory Flood elevation. Both overlays prohibit institutional uses (hospitals, long term care, retirement homes, schools, child care, places of worship), essential emergency services and hazardous-substance uses, and no ARU is permitted under either overlay (s.4.19(h)).
