Standards

RequirementBy-law
Minimum lot area (interior lot)See noteNo minimum lot area is set for apartment houses; density governs instead (s.3.1.2.4(b)). Linear forms have per-unit or per-building minimums in s.3.1.2.5 (e.g. 165 m2 per row-house unit, 450 m2 detached duplex, 550 m2 triplex, 150 m2 per fourplex/attached-duplex unit, 165 m2 per maisonette/mixed-terrace unit).
Minimum lot width (interior lot)30 mApartment house: 30 m (s.3.1.2.4(a), PDF p.114). Cluster development: 20 m (s.3.1.2.6(a)). Linear forms per unit/building type in s.3.1.2.5 (e.g. row houses 5.5 m per unit, detached duplex 15 m, triplex 15 m, maisonette/mixed terrace 30 m).
Minimum front yard6 mApartment house 6 m (s.3.1.2.4(c)). Cluster development 6 m (s.3.1.2.6(c)); linear forms 6 m (s.3.1.2.5(c)).
Minimum interior side yard3 mApartment house: 3 m for the first 2 storeys plus 1.5 m per additional storey, to a maximum required 12 m (s.3.1.2.4(e), PDF p.114). Cluster: 7.5 m, reducible to 3.0 m where the unit wall faces a zone other than R- or RS-class (s.3.1.2.6(e)). Linear forms 1.2-3 m by type (s.3.1.2.5(e)); zero on the common walls of row houses (s.3.1.1.5(c)); the zero-yard relief for linear attached duplexes and fourplexes applies only in RM4 (s.3.1.1.5(d)-(e)).
Minimum exterior side yard6 mApartment house 6 m (s.3.1.2.4(d)). Cluster 6 m (s.3.1.2.6(d)); linear forms 6 m.
Minimum rear yard3 mApartment house: 3 m for the first 2 storeys plus 1.5 m per additional storey, to a maximum required 12 m (s.3.1.2.4(f)). Cluster: 7.5 m, reducible to 3.0 m facing a non-R/RS zone (s.3.1.2.6(e)). Linear forms 7.5 m, maisonette and mixed terrace 3 m (s.3.1.2.5(d)).
Maximum building heightSee noteApartment house: 'see section 2.1.9 and Appendix 5' (s.3.1.2.4(i), PDF p.114). Appendix 5 is marked '(Deleted)' in the table of contents (PDF p.18), so only s.2.1.9 applies: Galt City Centre Core Area per Map Z7 - Area A 15 m, B 21 m, C 28 m, D 34 m (By-law 161-07), and a 6 m minimum inside the shaded core areas on Maps Z4-Z6 (by-law p.49, PDF p.67). Outside those areas the base by-law sets no numeric height limit; s.2.1.10 airport limits (Map Z1) and site-specific exceptions may apply.
Maximum lot coverageSee noteNo maximum lot coverage is set for apartment houses (s.3.1.2.4). Linear forms 40% (s.3.1.2.5(h)); cluster development 40% (s.3.1.2.6(f)).
Minimum landscaped open space30 %Apartment house 30% (s.3.1.2.4(j)); linear forms 30%; cluster development 30%. Plus 45% of the front yard landscaped (s.3.1.1.4(b)).
Maximum density75Apartment house: 75 dwelling units per net residential hectare (s.3.1.2.4(b), PDF p.114). Cluster development: 40 units/ha (s.3.1.2.6(b)). Net residential density counts only the residential-zoned part of the lot (definition, PDF p.27).
Minimum parking1Apartment house, maisonette, mixed terrace or cluster attached duplexes: 1 space per dwelling unit plus 1 visitor space per 4 units (s.2.2.1.1(d)). Cluster row housing: 1 space for the first 4 bedrooms per unit plus 1 per additional 2 bedrooms, plus 1 visitor space per 2 units (s.2.2.1.1(b)). Detached/semi-detached houses, linear row houses, detached/semi-detached/linear attached duplexes and triplexes: 1 space for the first 4 bedrooms per unit plus 1 per additional 2 bedrooms (s.2.2.1.1(a),(c)). Visitor parking is not required inside the heavy-outlined areas of Maps Z4, Z5, Z6; 4 tandem spaces in a cluster row development count as 1 visitor space, with at least 1 true visitor space per 4 units (s.2.2.2.12(a)). • In an RM zone these rules apply only on a lot whose principal dwelling is a single detached, semi-detached or street townhouse dwelling; By-law 23-077 does not add units to apartments or other multiple dwellings. 26-007 s.4.19 applies only to land zoned under 26-007. Additional residential units (ARUs), added to 150-85 by By-law 23-077 (enacted 12 September 2023; text from the Council agenda copy, eSCRIBE DocumentId 8407), which repealed By-laws 22-017 and 108-18 and applies to all residentially zoned land: a maximum of two ARUs per lot with a principal dwelling (single detached, semi-detached or street townhouse): two attached, or one attached and one detached (s.3.1.1.11 paras. 3-4). Not permitted with a group home or a boarding, lodging or rooming house (s.3.1.1.11 para. 5), on hazard lands (s.3.1.1.11 para. 8), or on a lot with a bed-and-breakfast hostel (s.2.1.20.8). Parking: one additional space per ARU, which may be tandem and may sit between the building line and the street line; no new driveway or access may be created for an ARU (s.3.1.1.11 para. 6). Where municipal services are available, the principal dwelling and its ARUs must all be connected to municipal water and sewer of adequate size; where they are not, private water and sewer must be shown, to the City's satisfaction, to be capable of serving them all (s.3.1.1.11 para. 7). The ARU entrance may be at most 45 m from the street or highway (s.3.1.1.11 para. 9). Attached ARU: where access is from the interior side yard, the entrance at least 1.2 m from the interior side lot line; where the entrance is a side- or rear-yard door, an unobstructed path at least 0.9 m wide and 2.1 m high from that door to the street; notwithstanding s.2.1.15, only steps or landings up to 1.1 m deep and 0.6 m high may project into the path, and they must keep access to the rear yard and positive drainage on the lot (s.3.1.1.11.1). Detached ARU: in the interior side, exterior side or rear yard; at least 1.2 m from the interior side lot line and the rear lot line (on a through lot accessed by a laneway, 3.0 m from the lot line along the laneway); exterior side yard as for the zone; at least 3 m from the principal dwelling; maximum height 4.5 m; maximum lot coverage 10%; an unobstructed path at least 0.9 m wide and 2.1 m high from the street to its entrance (s.3.1.1.11.2). A detached ARU also counts toward the 10% lot-area cap on accessory buildings (s.2.1.11.1(d), as amended by 23-077 s.3; the by-law cites it as '1.1.11.1(d)', a slip, since s.1.1.11 of 150-85 is Consolidated Multiple Lot Development).
  • Corner lots: the minimum interior side yard and minimum rear yard may be interchanged (s.3.1.1.2, PDF p.105).
  • Landscaping: at least 30% of the lot landscaped, and at least 45% of the required or established front yard (whichever is less) kept as landscaped open space free of parking, driveways and accessory buildings (s.3.1.1.4, by-law p.88, PDF p.106).

  • Setback from designated roads: on streets in the Table of Designated Road Allowances, buildings must be set back from the original centreline by the required yard plus half the designated road allowance (s.2.1.19, by-law p.57-61, PDF p.75-79).
  • (H) holding prefix (s.2.1.4, by-law p.45, PDF p.63): until Council removes the (H) by amendment, the land may only be used for farming (no intensive animal, fur or fish farming), market or landscape gardening, and uses permitted in all zones under s.2.1.1. Map codes such as (H1), (H2), (H3) are numbered holding provisions set by site-specific amendments and are not described in the 2012 consolidation.

No new habitable room below the flood line; no hospital, home for the aged, group home or domiciliary hostel on land more than 1 m below it, and no access to such uses below it; no bulk storage of dangerous materials below it. The same rules apply to flood-prone land outside the Special Policy Area (Map Z3). Grand River Conservation Authority approval is also required.
