S1 zone, Hamilton: Settlement Residential (S1) Zone
Section 12.3 (Regulations in Section 12.3.3) of the City of Hamilton Zoning By-law 05-200, as amended by 15-173, 18-219, 21-070, 21-071, 21-189, 24-039.
A rural settlement-area residential zone for single detached houses on large lots (at least 0.4 hectares), also allowing small residential care facilities and limited agriculture such as crops, beekeeping, agro-forestry and maple syrup production.

Other provisions in this section
- Agricultural uses are limited to growing of crops, apiaries, agro-forestry and maple syrup production (Section 12.3.1.1, By-law 21-189).
- Residential Care Facility: maximum capacity shall not exceed 6 residents (Section 12.3.3 g).
- Home business must comply with Section 4.21 of the By-law (Section 12.3.3 h).
- Accessory buildings must comply with Section 4.8 of the By-law (Section 12.3.3 i, By-law 21-070).
- Parking must comply with Section 5 of the By-law (Section 12.3.3 j).
- Additional Dwelling Unit and Additional Dwelling Unit - Detached must comply with Section 4.33 of the By-law (Section 12.3.4, By-law 21-071).
- Prohibited in Vulnerable Area 1 (Schedule F, Figures 5.0-5.3): Part V EPA waste disposal sites involving mine tailings, land farming of petroleum refining waste, PCB waste storage, untreated septage application, liquid waste injection into a well or hazardous waste storage; hazardous waste management facility; waste management facility; salt storage facility of 5,000 tonnes or greater; snow storage facility greater than 1 ha; motor vehicle service station; motor vehicle collision repair establishment (Section 12.3.2 a).
- Prohibited in Vulnerable Area 2 (Schedule F, Figures 5.0-5.3): Part V EPA waste disposal sites involving injection of liquid waste into a well; waste disposal facility (Section 12.3.2 b).
- Prohibited in Vulnerable Area 3 (Schedule F, Figure 5.0): Part V EPA waste disposal sites involving application of untreated septage to land (Section 12.3.2 c).
