Standards

RequirementBy-law
Minimum lot area (interior lot)See noteNot set by s.3.3.3.4. But s.4.1.72.2 (PDF pp.184-185, By-law 277-05) says each separately owned parcel of the C6 lands needs at least 2.0 ha (20,000 m2). If the lands stay in one ownership no minimum is stated.
Minimum lot width (interior lot)See noteNot set by s.3.3.3.4. But s.4.1.72.2 (PDF pp.184-185, By-law 277-05) says that where the C6 lands are split among separate owners, each separately owned parcel needs at least 60 m of frontage on an opened public street. If the lands stay in one ownership no minimum is stated.
Minimum front yard7.5 ms.3.3.3.4 Site Development Specifications Applicable in the C6 Zone (PDF pp.137-138, by-law pp.119-120) (d): 4.5 m for frontage on Pinebush Road for Site A; 7.5 m at any other location. Designated-road setbacks of s.2.1.19 may increase this. s.4.1.72.2(c) (PDF p.185): where the lands are in separate ownerships, every building must also be at least 7.5 m from each line of a separately owned parcel.
Minimum interior side yard3 ms.3.3.3.4 Site Development Specifications Applicable in the C6 Zone (PDF pp.137-138, by-law pp.119-120) (e): 3 m; (f): 7.5 m where abutting a residential zone. s.4.1.72.2(c) (PDF p.185): where the lands are in separate ownerships, every building must also be at least 7.5 m from each line of a separately owned parcel.
Minimum exterior side yard7.5 ms.3.3.3.4 Site Development Specifications Applicable in the C6 Zone (PDF pp.137-138, by-law pp.119-120) (d): 4.5 m for frontage on Pinebush Road for Site A; 7.5 m at any other location. s.4.1.72.2(c) (PDF p.185): where the lands are in separate ownerships, every building must also be at least 7.5 m from each line of a separately owned parcel.
Minimum rear yard3 ms.3.3.3.4 Site Development Specifications Applicable in the C6 Zone (PDF pp.137-138, by-law pp.119-120) (e): 3 m; (f): 7.5 m where abutting a residential zone. s.4.1.72.2(c) (PDF p.185): where the lands are in separate ownerships, every building must also be at least 7.5 m from each line of a separately owned parcel.
Maximum building heightSee noteNo height limit in the zone itself: the zone's standards table, s.3.3.3.4 (PDF pp.137-138), has no maximum height row. Two map-based general rules can still cap height, depending on where the lot is: (1) s.2.1.9.2 (PDF p.67, by-law p.49, By-law 161-07): in the Galt City Centre Core Area, Map Z7 sets 15 m (Area A), 21 m (B), 28 m (C) or 34 m (D) above finished grade, not counting rooftop mechanical, electrical or elevator equipment or chimneys; (2) s.2.1.10 (PDF pp.67-68): near Waterloo Regional Airport, Map Z1 caps the highest point of any building at 326, 341.5, 352 or 360 m above sea level (Canadian Geodetic Datum) in Areas A-D. That is an elevation, not a height above grade. Neither map is in the text, so a lookup should show 'no zone height limit' and ask whether the lot is on Map Z7 or Map Z1. Site-specific exceptions in section 4 may also set a height.
Maximum lot coverage30 %
Maximum gross floor area65985s.3.3.3.4 Site Development Specifications Applicable in the C6 Zone (PDF pp.137-138, by-law pp.119-120) (a): maximum gross retail commercial floor area (GRCFA) 65,985 m2 total (710,280 sq ft): Site A 62,429 m2, Site B 3,556 m2, Site C 0 m2. This is retail floor area, not all gross floor area. s.4.1.72.3 (PDF p.185): until the (H1) holding symbol is removed, at most 50,683 m2 (545,460 sq ft) of GRCFA is allowed on the (H1)C6 lands.
Maximum floor space indexSee noteNo floor space index is set for C6.

  • Drive-through facilities (s.3.3.1.9, PDF p.126): at least 30 m from an abutting residential or institutional zone boundary (15 m with a 1.8 m noise wall or building wall between), minus the abutting zone's required interior side or rear yard.

  • Sites A, B and C are not described anywhere in the text: not in s.3.3.3.4, not in the s.1.1.1 definition, and not in s.4.1.72, which mentions Site A only as the access off Pinebush Road and Conestoga Boulevard (PDF pp.185-187). • Prefix (F) floodplain (s.1.1.2.2(b)(iii) PDF p.51; s.2.1.8, PDF pp.66-67): land below the regulatory flood line; no new habitable room below the flood line, no hospital/home for the aged/group home/domiciliary hostel more than 1 m below it or with access below it, no bulk storage of dangerous, flammable, explosive, toxic, corrosive or buoyant materials below it; Grand River Conservation Authority approval also required. s.2.1.8.2 applies the same rules to land below the flood line outside the Special Policy Area (Map Z3) and to all OS1 land. (The text layer of PDF p.67 is missing s.2.1.8.2; read from the page image.)
  • Compound zones (s.2.1.3, PDF pp.62-63): where two zone symbols apply (e.g. C1RM1), land may be used for any use permitted in either zone or a combination; where C5 is combined with another zone, the C5 yard and frontage/area rules (s.3.3.3.2(b), (c)(ii)-(iii), (f)(ii)-(iii)) apply to the service station/gas bar; in a commercial/residential mixed-use building the residential site rules of s.3.1.2 apply if residential gross floor area exceeds two-thirds of the building, otherwise the commercial rules of s.3.3.3.2/3.3.3.3 apply; parking and loading must be provided for every use.

  • Regional Power Centre exception (s.4.1.72, PDF pp.184-187, By-law 277-05), which applies to the C6, (H)C6 and (H1)C6 lands: parking stalls at 90 degrees at least 2.7 m wide; 2 loading spaces per 10,000 m2 of gross leasable commercial floor area or part of it; offices only as described in s.3.4.2.1(b); separately owned parcels need 60 m frontage, 2.0 ha and a 7.5 m building setback from parcel lines, with parking per s.2.2 and planting strips per s.2.4; until the (H1) is removed, GRCFA on the (H1)C6 lands is capped at 50,683 m2. The (H1) comes off once road land on Pinebush Road is conveyed to the Region, MTO confirms the Highway 401/Hespeler Road interchange works are secured, and site plan approval with listed traffic works is in place.
