A zone for community and institutional buildings such as schools, hospitals, places of worship, libraries, community centres and long term care homes, with no minimum lot area or frontage; setbacks are 6.0 m at the front and flankage, 4.5 m at the interior side and 7.5 m at the rear, reduced to 0.0 m where the interior side or rear yard abuts another Institutional (I) or Community Use (CU) lot.

Other provisions in this section
- Table 11.3 footnote 1: for new buildings constructed after the effective date of this By-law, there shall be no maximum height.
- Cemetery and public school are not permitted in the I zone (Table 11.2 shows '-' for the I column).
- Table 11.2 footnote 3: outside storage is permitted accessory to an emergency service facility and a public works yard; Section 10.6 applies except Section 10.6(c).
- Table 11.2 footnote 4: a dwelling for the faith group leader is additionally permitted with a place of worship, with a maximum of five lodging units within the dwelling.
- Table 11.2 footnote 6: a dormitory is permitted only accessory to and on the same lot as a post-secondary school and private school.
- Table 11.2 footnote 7: a public hall is permitted only accessory to a place of worship; its maximum persons occupancy shall equal the persons occupancy of the place of worship's area of worship.
- Table 11.2 footnote 8: Section 5.1.3 (calculating minimum parking) does not apply where a place of worship occupies at least 50% of the total net floor area on a lot; on such a lot the minimum parking for all uses is calculated using the place of worship requirement (PL140317).
- Table 11.2 footnote 9: an emergency shelter is permitted only accessory to another permitted use (PL140317).
- Table 11.2 footnote 10: a scattering ground (memorial garden where cremated remains are scattered) is permitted accessory to a place of worship (2024-111). This footnote is printed as a general regulation and is not attached to a specific cell in the I column.
