Other provisions in this section

  • Stand-alone residential buildings are not permitted on lots with a front or flankage lot line abutting Lakeshore Road (Table 8.2 fn 1a).
  • Residential dwelling units on the first storey must have the main front entrance oriented towards a public road (Table 8.2 fn 1b).
  • Apartment dwellings, long term care facilities and retirement homes are prohibited in the first 9.0 m of building depth on the first storey, measured from the main wall facing the front lot line; an ancillary residential use may occupy up to 15% of the length of that main wall (Table 8.2 fn 3).
  • Only one of home occupation, private home day care or short-term accommodation is permitted in a dwelling or its additional residential unit (Table 8.2 fn 5).
  • On a lot with lot frontage greater than 20.0 m, business offices and medical offices are limited to a cumulative maximum of 50% of the building width in the first 9.0 m of depth on the first storey (Table 8.2 fn 6).
  • Uses marked fn 7 (art gallery, offices, commercial school, dry cleaning, financial institution, food bank, food production, outside display, pet care, place of entertainment, rental establishment, restaurant, retail store, service commercial, sports facility, taxi dispatch, veterinary clinic) have a maximum net floor area of 1,400.0 m2 per premises, applying only to the portion on the first storey.
  • Emergency shelter is prohibited within a single use building (Table 8.2 fn 8).
  • Maximum front and flankage yards (5.0 m) apply only to the first 12.0 m of building height and do not apply where an urban square of at least 300.0 m2 with a minimum length of 10.0 m is provided along the main wall (Table 8.3.1 fn 1, 3).

  • Sections 8.3, 8.4 and the Table 8.2 additional regulations do not apply to any portion of a built heritage resource designated under the Ontario Heritage Act or listed on the Heritage Register and legally existing on the effective date (s.8.5).
  • Surface parking (excluding driveways) is not permitted in any yard between a building and Lakeshore Road East/West, Kerr Street, Randall Street, Oak Park Boulevard, Old Bronte Road or Khalsa Gate (s.8.6a).
  • On a Mixed Use lot on Map 19(19a), maximum surface parking area coverage is 50% (s.8.6b).
  • Maximum driveway width for a detached, semi-detached or townhouse dwelling is 6.0 m on a lot with lot frontage of 15.0 m or more, notwithstanding s.5.8.2 (s.8.6c).
  • Parking of motor vehicles is prohibited in all storeys of an above-grade parking structure within the first 9.0 m of building depth from the main wall facing Lakeshore Road West/East, Kerr Street, Randall Street, Old Bronte Road, Oak Park Boulevard or Khalsa Gate (s.8.6d).
  • On a corner lot, a driveway to a parking structure crossing a flankage lot line must be set back at least 9.0 m from the parking structure's main wall facing the front lot line (s.8.6e).
  • Minimum first storey height does not apply to parts of a parking structure's first storey occupied solely by parking area (s.8.6f).
  • A basement used for storage accessory to a permitted use in the same building does not limit uses above grade (s.8.7).
  • New buildings: at least 75% of the length of main walls facing the front lot line must sit within the area defined by the minimum and maximum front yards, and likewise 75% of main walls facing the flankage lot line within the min/max flankage yards; does not apply to additions to buildings legally existing on the effective date (s.8.8).
