UT zone, Toronto: Utility and Transportation Zone

Other provisions in this section
- Cogeneration or renewable energy production must be combined with another permitted use on the lot and comply with all municipal, provincial and federal laws (100.10.20.100(1)).
- Open storage for a public utility or transportation use must be at least 100 m from a lot in the Residential, Residential Apartment or Commercial Residential Employment zone categories, or a CR zone lot with an 'r' value greater than 0.0 (100.10.20.100(2)).
- Public parking is permitted only in association with a transportation use provided by or on behalf of the City of Toronto, Ontario or Canada, or with a park (100.10.20.100(3)).
- A public works yard must be at least 100 m from a lot in the Residential, Residential Apartment or Commercial Residential Employment zone categories, or a CR zone lot with an 'r' value greater than 0.0 (100.10.20.100(4)).
- A recreation use must not be in a building (100.10.20.100(5)).
- A vehicle depot must be associated with a public utility or transportation use and be at least 100 m from a lot in the Residential, Residential Apartment or Commercial Residential Employment zone categories, or a CR zone lot with an 'r' value greater than 0.0 (100.10.20.100(6)).
- A building or structure used for the treatment of sewage must be at least 100 m from a lot in the Residential, Residential Apartment or Commercial Residential Employment zone categories, or a CR zone lot with an 'r' value greater than 0.0 (100.10.40.80(1)).
- Lawfully existing buildings with a smaller separation distance keep that lawful distance as their minimum; additions or extensions must meet the required minimum separation or obtain a Section 45 Planning Act minor variance (100.10.40.81).
- A parking space not in a building or structure must be at least 0.5 m from a lot line (100.10.80.20(1)).
- Category-wide (100.5.75): renewable/cogeneration energy devices must be set back from lot lines by the greater of 10 m, the required building setbacks, or the device height; solar devices on a building may be no more than 3.0 m above the permitted maximum building height and ground-mounted solar devices no more than 5.0 m above average grade; wind energy devices set back the greater of the building setbacks or 2x device height and no more than 15.0 m high; above-ground geo-energy parts set back at least 10.0 m from any lot line; a cogeneration device within 30 m of a Residential or Residential Apartment zone lot must be inside a permitted building.
- Category-wide (100.5.80): required parking spaces must be on the same lot as the use and available for that use.
- Minimum lot frontage, lot area, FSI, unit count, height and lot coverage, where they apply, are carried as zone-label suffixes and overlay maps on the zoning polygon, not in the Section 100.10 text.
