Section 11 – Environmental Policy Area Zones, Tables 11.1 and 11.2 (with Section 6.4, Tables 6.3 and 6.4 for Additional Residential Units) of the Town of Caledon Zoning By-law 2006-50.

An environmental protection zone where a detached house, an existing farm, home occupations, bed and breakfasts and low-impact recreation are allowed on large lots with wide setbacks and strict limits on how much of the lot can be built on.

  • Bed and breakfast establishment must comply with Section 4.5 and Section 5.2.2 residential parking requirements (Table 11.1 footnote 5)
  • Additional residential units (ARUs) must comply with Section 6.4; only permitted on the same lot as a detached, linked, semi-detached or townhouse dwelling (6.4.1)
  • ARUs: maximum 3 additional residential units per lot in EPA2, but the number may be limited by the 2024 Provincial Planning Statement, Oak Ridges Moraine Conservation Plan, Greenbelt Plan, Niagara Escarpment Plan and/or Bolton Special Policy Area policies (Table 6.3, 6.4.2)
  • ARUs: minimum 1 parking space per additional residential unit; none required where the by-law requires no parking for the main dwelling (Table 6.3 footnote 2)
  • ARUs: maximum building area is the existing zone requirement; where an EPA2 lot is within an urban settlement area and fully serviced, max building area shall be no less than 45% if the lot contains at least one ARU (Table 6.3 footnote 3)
  • ARUs: minimum 1.2 m wide unobstructed path from street to ARU entrance; covered window wells/retaining walls within the path are not encroachments (Table 6.3, footnote 4)
  • Detached additional residential units are not permitted in the EPA2 zone (Table 6.4)
  • ARUs must comply with Minimum Distance Separation (MDS) Formulae (6.4.3) and, in a conservation authority regulated area, with Section 2.9 (6.4.4)
