A general employment zone for manufacturing, warehousing, offices, truck terminals and similar business uses, with some commercial, hospitality and motor-vehicle service uses also allowed, mostly kept inside buildings with limited outdoor storage.

  • Subsection 8.1.10 / Table 8.1.10.1 - Regulations for Motor Vehicle Service Uses in an Employment Zone (notes 9 and 10; 0325-2008, 0379-2009, 0018-2021): a building used for a gas bar, motor vehicle service station, motor vehicle wash facility - restricted or motor vehicle wash facility - commercial motor vehicle must have a minimum lot frontage of 36.0 m (interior lot) or 48.0 m (corner lot); 45.0 m (interior) or 60.0 m (corner) where used for a motor vehicle wash facility; 60.0 m (interior) or 70.0 m (corner) where a motor vehicle wash facility is combined with any other permitted use; minimum setback from a lot line to a fuel pump 6.0 m; the minimum yard/setback to a fuel dispensing island weather canopy is measured to the face of the canopy.
  • 8.1.1: Unless otherwise permitted, all uses in an E2 zone must be located wholly within a building or structure; all uses pertaining to cannabis production must be wholly within a building (8.1.1.1). A seasonal or permanent outdoor patio is permitted accessory to a restaurant, convenience restaurant or take-out restaurant, subject to Articles 2.1.9.14 and 2.1.9.16 (8.1.1.2, 0054-2026).
  • 8.1.2.1: An accessory use under Subsection 8.1.2 is permitted only accessory to an office building or medical office building and must be contained wholly within that building. Permitted accessory uses (8.1.2.1.1) are laboratories and associated facilities for medical diagnostic and dental purposes, medical supply and equipment store, pharmacy, motor vehicle rental facility, retail store less than 600 m², service establishment and, in an E2 zone, a day care (subject to Subsection 2.1.23, 8.1.2.1.3). A maximum of 20% of the total gross floor area - non-residential of the office building or medical office building may be used for accessory uses (8.1.2.1.2). Restaurant/take-out restaurant as accessory uses apply to E1 only.
  • 8.1.3.1: A maximum of 20% of the total gross floor area - non-residential of a Business Activity use may be used for accessory retail sales/leasing/rental, retail display and/or installation of products (other than motor vehicles), provided the products are manufactured, repaired, wholesaled or distributed on site by that facility, the area is wholly enclosed and within the same unit as the principal use, and it is separated from the rest of the facility by a permanent, solid floor-to-ceiling, wall-to-wall partition with closed doors (8.1.3.1.1). For recreational cannabis producers the on-site-product condition (1) does not apply, but accessory retail sales/display/installation is limited to products purchased from the Ontario Cannabis Store (8.1.3.1(4)).
  • 8.1.4: One accessory dwelling unit for caretaking and/or security staff is permitted accessory to a Business Activity use, with a maximum gross floor area - residential of 70 m² (8.1.4.2).
  • 8.1.5: Outdoor storage in an E2 zone is permitted only accessory to a Business Activity use; it may not exceed the lesser of 5% of the lot area or 10% of the building's gross floor area - non-residential, must be on the same lot, may not be closer to any street line than any part of a building, may not be in the front yard or exterior side yard, and must be screened around its perimeter by a fence at least 2.4 m high.
  • 8.1.6: Outdoor display of new products produced or distributed on the lot by a Business Activity use is not prevented by 8.1.5, but may not exceed 5% of the lot area and may not be closer to any street line than any part of a building.
  • 8.1.8.1: A drive-through is permitted accessory to a financial institution in an E2 zone (0018-2015).
  • 8.2.1.3 applies to E1 only (no one-storey free-standing financial institution within 100.0 m of Hurontario Street), not E2.
  • Use-specific notes: note 1 (Article 2.1.2.1, minimum separation distances from Residential Zones), note 2 (Table 2.1.2.2.3), note 3 (Table 2.1.2.2.1), note 4 (Table 2.1.2.2.2), note 13 (Subsection 2.1.29), note 14 (Article 8.1.1.1) impose additional conditions on the flagged uses.
  • Site-specific exception zones E2-1 through E2-139 exist (Section 8.2.3); see Article 1.1.2.3 and the exception schedules for lots so zoned.
  • All buildings and structures must also comply with Parts 1 to 3 and Section 8.1 of the by-law.
