A general industrial employment zone for manufacturing, warehousing, trucking, outdoor storage and heavier motor-vehicle service uses, plus offices and some commercial services, with large setbacks where the lot faces or abuts homes.

- Minimum landscaped buffer depth (line 12, see also Subsection 2.1.25): 7.0 m from a lot line abutting a Residential Zone; 4.5 m from a street line; 3.0 m from a lot line abutting an Institutional, Office, Commercial, Downtown Core, Parkway Belt or Buffer Zone; 0.0 m from a lot line abutting an Employment, Utility or Airport Zone; 4.5 m from any other lot line.
- Interior side yard not required where the interior side lot line abuts a railway right-of-way that includes a spur line (Article 8.2.1.1, 0018-2021).

- Gas bar, motor vehicle service station and motor vehicle wash facilities must comply with Table 8.1.10.1: minimum lot frontage 36.0 m interior lot / 48.0 m corner lot (45.0 m / 60.0 m for a wash facility; 60.0 m / 70.0 m for a wash facility combined with another use); minimum 6.0 m from a lot line to a fuel pump; setback to a fuel dispensing island canopy measured to the face of the canopy.
- Non-residential buildings, structures, parking, driveways, paved areas and outdoor storage must be set back the greater of 5.0 m or the required yard from lands zoned G1/G2 Greenlands (Subsection 2.1.17, note 5).
- Accessory retail sales/leasing/rental/display/installation limited to 20% of the gross floor area - non-residential of a Business Activity use, only for products manufactured, repaired, wholesaled or distributed on site, wholly inside the building and in the same unit; separated by a permanent floor-to-ceiling, wall-to-wall partition with closed doors; for recreational cannabis producers, limited to products purchased from the Ontario Cannabis Store (8.1.3.1, 8.1.3.1.1).
- One accessory dwelling unit for caretaking and/or security staff permitted with a Business Activity use, maximum gross floor area - residential 70 m² (8.1.4).
- Outdoor storage/display may not be closer to any street line than any part of a building; outdoor storage is not permitted in the front yard or exterior side yard; a fence at least 2.4 m high is required around the outdoor storage area; on a lot with no buildings used for outdoor storage, the E3 minimum yards apply (8.1.7).
- A drive-through is permitted accessory to a financial institution (8.1.8.1, 0018-2015).
- Uses marked with note (1) (waste processing/transfer stations, composting facility, gas bar, commercial motor vehicle sales, night club, adult video store, adult entertainment establishment, animal boarding establishment, body-rub establishment) are also subject to Article 2.1.2.1; gas bar also Table 2.1.2.2.3; night club Table 2.1.2.2.1; funeral establishment Table 2.1.2.2.2; financial institution and gas bar Subsection 2.1.29; medicinal product and plant-based manufacturing facilities Article 8.1.1.1.

- Sixteen site-specific exception zones exist: E3-1 to E3-16 (Section 8.2.4; see Article 1.1.2.3).
