CMU1 zone, Brampton: Central Area Mixed Use One

A downtown mixed-use zone for shops, offices, restaurants, banks, community and religious uses and day nurseries, with buildings placed close to the street, parking kept to the rear or side, and building height set by the by-law's schedules.

What the CMU1 zone permits

  • A retail establishment with a gross floor area of less than 1,500 square metres, with or without outdoor display and sales under Section 29.1.3(j), not including a drive-through facility
  • A service shop, not including a drive-through facility
  • A personal service shop, not including a drive-through facility, a body art and/or tattoo parlour, or a massage or body rub parlour
  • A bank, trust company or financial company, not including a drive-through facility
  • An office
  • A dry cleaning and laundry distribution station, not including a drive-through facility
  • A laundromat, not including a drive-through facility
  • A parking lot
  • A dining room restaurant, a convenience restaurant or a take-out restaurant, none of which may include a drive-through facility
  • A printing or copying establishment
  • A community club
  • An art gallery or studio
  • An animal hospital
  • A religious institution
  • A day nursery
  • Purposes accessory to the other permitted purposes

Other provisions in this section

  • Prohibited uses (29.1.2): an adult video store, an adult entertainment parlour, an amusement arcade, a body art and/or tattoo parlour, a massage or body rub parlour.
  • Maximum streetline setbacks are as shown on Schedule B-1 to the by-law (29.1.3(c)).
  • Windows and doors at grade (29.1.3(f)): on a wall adjacent to a streetline subject to Condition A on Schedule B-1, at least 70% of the gross area of the wall below 4.6 metres above grade must be windows and/or doors; for Condition B, at least 35%.
  • All motor vehicle parking on a lot must be located within a rear and/or interior side yard (29.1.3(h)).
  • Any portion of a building 15.0 metres or more above grade that has windows for a dwelling unit must be at least 6.0 metres from an interior side or rear lot line, notwithstanding any other provision (29.1.3(i)).
  • Outdoor display and sale of goods is permitted as an accessory use if the display area is accessible to the public and occupies no more than 25% of the gross floor area of the use it is accessory to (29.1.3(j)).
  • Minimum setback for a place of commercial recreation: 30 metres from a Residential zone and 100.0 metres from an Institutional zone (29.1.3(k)).
  • Loading, unloading and waste disposal facilities may not be located on the wall facing a Residential zone or a public road, nor in the yard adjacent to a Residential zone or a public road (29.1.3(l)).
  • All garbage, refuse and waste containers for any use must be located within a climate-controlled area inside the same building containing the use (29.1.3(m)).
  • Retail establishments are limited to a gross floor area of less than 1,500 square metres (29.1.1(a)(1)).
