HMU1 zone, Brampton: Hurontario Corridor Mixed-Use One

- Prohibited uses (29.2.2): adult video store, adult entertainment parlour, amusement arcade, body art and/or tattoo parlour, massage or body rub parlour, outside storage of goods, materials or machinery, drive-through facility, gas bar, service station, motor vehicle repair shop, motor vehicle body shop, motor vehicle sales establishment, motor vehicle washing establishment.
- Apartment dwellings: the first-storey floor area of any building with a wall adjacent to Hurontario/Main Street or Steeles Avenue East must be commercial; entrances, lobbies and uses accessory to the apartment dwelling are nonetheless permitted provided entrances or lobbies occupy no more than 30% of the street-facing wall (29.2.1 c(1)).
- Townhouse dwellings are permitted only as part of a mixed-use development (29.2.1 c(6)).
- Continuous street wall (29.2.3 c): a building wall at grade must occupy at least 75% of the available frontage facing a public street with a minimum right-of-way width of 26 m; available frontage excludes required side yard setbacks and approved access locations.
- Minimum building height 11.0 m or 3 storeys (29.2.3 d).
- Minimum street line setback 0 m, plus an additional 2.5 m from the exterior wall for the portion of the building 22.0 m or greater above grade (29.2.3 b).
- Any portion of a building 22.0 m or greater above grade with windows for a dwelling unit must be at least 6.0 m from an interior side or rear lot line, notwithstanding any other provision (29.2.3 f).
- Minimum ground floor height 4.0 m for all non-residential uses (29.2.3 g).
- Windows and doors at grade (29.2.3 h): on any wall adjacent to a streetline, at least 70% of the gross wall area below 4.0 m above grade must be windows and/or doors.
- Rooftop mechanical equipment must be screened in an articulated manner (29.2.3 i).
- Loading, unloading and waste disposal facilities may not be on a wall facing a Residential Zone or a public road (29.2.3 j).
- All garbage, refuse and waste containers must be in a climate-controlled area within the same building as the use (29.2.3 k).
- Surface parking only in a rear and/or interior side yard, and not exceeding 10% of total lot area (29.2.3 l i).
- Surface parking is not permitted between a building and Hurontario Street or at intersections (29.2.3 l ii).
- Setback of 0 m to any portion of a parking garage located below grade (29.2.3 l iii).
- Above-ground parking structures fronting a public street must have a minimum ground floor height of 4 m (29.2.3 l iv).
- Parking rates (29.2.3 l v): residential minimum 1.0 space per dwelling unit plus 0.15 visitor spaces; commercial minimum 1 space per 32 m² of gross commercial floor area or portion thereof; institutional and other uses per the general parking provisions.
- Bicycle parking must be on the same lot as the use; at most 50% of required bicycle spaces may be vertical; where more than 50 spaces are required, at least 25% must be inside a building/structure, a secure area, or bicycle lockers; four or more spaces in a common area need securely anchored racks (29.2.3 m i-iv).
- Bicycle space dimensions (29.2.3 m v): horizontal minimum 1.8 m long by 0.6 m wide; vertical minimum 1.5 m long by 0.5 m wide.
- Bicycle parking rates (29.2.3 m vi): residential 0.50 spaces per dwelling unit; commercial 1 space per 500 m² of gross commercial floor area or portion thereof.
