Section 31.1 of the City of Brampton Zoning By-law 270-2004, as amended by 204-2010.

A general industrial zone for manufacturing, processing, warehousing and repair inside enclosed buildings, with some non-industrial uses like broadcasting, furniture stores and recreation facilities, and no outside storage allowed.

What the M1 zone permits

  • Manufacturing, cleaning, packaging, processing, repairing or assembly of goods, foods or materials within an enclosed building, including a motor vehicle repair shop, but excluding a motor vehicle body shop as a principal or accessory use
  • Printing establishment
  • Warehouse
  • Parking lot
  • Radio or television broadcasting and transmission establishment
  • Furniture and appliance store
  • Recreational facility or structure
  • Community club
  • Animal hospital
  • Place of worship, only within areas shown on Schedules G, H and I
  • Associated educational use (accessory)
  • Associated office (accessory)
  • Retail outlet operated in connection with a permitted industrial purpose, provided its gross commercial floor area is not more than 15% of the total gross industrial floor area of that industrial use (accessory)
  • Purposes accessory to the other permitted purposes

Other provisions in this section

  • 31.1.1(a)(1): motor vehicle body shop is excluded as a principal or accessory use
  • 31.1.1(b)(6): a place of worship is permitted only within areas shown on Schedules G, H and I
  • 31.1.1(c)(3): an accessory retail outlet is limited to 15% of the total gross industrial floor area of the particular industrial use
  • 31.1.2(f): no building height restriction, but maximum 2 storeys on a lot abutting a residential zone
  • 31.1.2(g)(i): minimum 3 m wide landscaped strip along any lot line abutting a street or an Institutional Zone, except at approved driveway locations
  • 31.1.2(g)(ii): minimum 6 m wide landscaped strip along any lot line abutting a Residential Zone
  • 31.1.2(h): outside storage is not permitted
