Section 34.1 of the City of Brampton Zoning By-law 270-2004, as amended by 204-2010.

A general industrial zone for manufacturing, warehousing and printing inside enclosed buildings, with some non-industrial uses like recreation facilities and animal hospitals, and no outside storage allowed.

What the M4 zone permits

  • Manufacturing, cleaning, packaging, processing, repairing or assembly of goods, foods or materials within an enclosed building, excluding a motor vehicle repair shop and a motor vehicle body shop as a principal or accessory use
  • Printing establishment
  • Warehouse
  • Parking lot
  • Radio or television broadcasting and transmission establishment
  • Recreational facility or structure
  • Community club
  • Animal hospital
  • Place of worship, only when located in a Business Corridor Area as shown on Schedule G
  • Associated educational use (accessory)
  • Associated office (accessory)
  • Retail outlet operated in connection with a permitted industrial use under (a)(1) or (a)(2), limited to 15% of the total gross industrial floor area of that use (accessory)
  • Purposes accessory to the other permitted purposes

Other provisions in this section

  • 34.1.2(h): Outside storage is not permitted.
  • 34.1.1(a)(1): Motor vehicle repair shops and motor vehicle body shops are excluded as principal or accessory uses.
  • 34.1.1(b)(5): A place of worship is permitted only when located in a Business Corridor Area shown on Schedule G.
  • 34.1.1(c)(3): An accessory retail outlet tied to a manufacturing or printing use may not exceed 15% of the total gross industrial floor area of that use.
  • 34.1.2(f): Maximum 2 storeys on a lot which abuts a residential zone; otherwise no height restriction.
  • 34.1.2(g)(i): Minimum 3 m wide landscaped strip along any lot line abutting a street or an Institutional Zone, except at approved driveway locations.
  • 34.1.2(g)(ii): Minimum 6 m wide landscaped strip along any lot line abutting a Residential Zone.
