A light industrial zone for manufacturing, warehousing and similar enclosed-building industrial uses, with some non-industrial uses allowed, and no outside storage.

- A radio or television broadcasting and transmission establishment
- A furniture and appliance store
- A recreational facility or structure
- A community club
- An animal hospital
- A place of worship, only within areas shown on Schedules G, H and I
- An associated educational use (accessory)
- An associated office (accessory)
- A retail outlet operated in connection with a permitted industrial purpose, provided its total gross commercial floor area is not more than 15% of the total gross industrial floor area of that industrial use (accessory)
- Purposes accessory to the other permitted purposes

Other provisions in this section
- 31.2.1(a)(1): motor vehicle repair and motor vehicle body shop are excluded as a principal or accessory use
- 31.2.1(b)(6): a place of worship is permitted only within areas shown on Schedules G, H and I
- 31.2.1(c)(3): accessory retail outlet limited to 15% of the total gross industrial floor area of the particular industrial use
- 31.2.2(c): interior side yard has no requirement where abutting a rail line; 9 m where abutting property zoned Residential or Institutional
- 31.2.2(e): rear yard has no requirement where abutting a rail line
- 31.2.2(f): building height not restricted, but maximum 2 storeys on a lot abutting a residential zone
- 31.2.2(g)(i): minimum 3 m wide landscaped strip along any lot line abutting a street or an Institutional Zone, except at approved driveway locations
- 31.2.2(g)(ii): minimum 6 m wide landscaped strip along any lot line abutting a Residential Zone
- 31.2.2(h): outside storage is not permitted
