CCV zone, Caledon: Village Core Commercial
Section 7 – Commercial Zones, Table 7.1 (permitted uses) and Table 7.2 (zone standards) of the Town of Caledon Zoning By-law 2006-50.
A main-street style village commercial zone where shops, offices, restaurants and similar businesses sit close to the street, with apartments, townhouses and dwelling units also allowed; buildings on Kennedy Road or Dougall Avenue must have commercial uses on the ground floor with homes, offices or hotel rooms above.

Other provisions in this section
- Column condition (12) applies to the entire CCV zone.
- Table 7.1 footnote (12): for any building abutting Kennedy Road or Dougall Avenue, only commercial uses are permitted on the first storey; only dwelling units, business offices and hotel uses are permitted on storeys above the first; entrances and lobbies serving those upper-storey uses may be on the first storey.
- Table 7.1 footnote (4): convenience store not to exceed 160 m² net floor area.
- Building Area (maximum): N/A; Landscaping Area (minimum): Nil.
- Building height: main building minimum 7.5 m, maximum 15 m.
- Planting strip minimum width 1.5 m; footnote (10): a planting strip is required along each street line adjacent to a parking area.
- Driveway setback minimum 1.5 m.
- Parking space setbacks (minimum): 3 m from any street line; 3 m from any lot line abutting a Residential zone; 1.5 m from any other lot line.
- Footnote (9): except for driveways and pedestrian walkways, lands abutting Kennedy Road or Dougall Avenue shall be developed with a continuous building face.
- Footnote (11): minimum setback for any type of first-storey residential use is 3 m.
- Footnote 12(i): Holding provisions – see CCV-H15 in Subsection 13.3.
- Footnote 12(ii): the two parcels on the north and south sides of Dougall Ave. west of Kennedy Road are each deemed one lot regardless of the number of buildings or any subdivision; the lot line abutting Dougall Ave. is the front lot line.
- Footnote 12(iii): no building, structure, chimney, pilaster, ornamental structure, patio, porch, machinery, equipment, fence, sidewalk or walkway (or part thereof) may be located in any part of a yard subject to a registered easement.
- Footnote 12(iv): notwithstanding Sections 5.4.2 and 5.4.4, only one delivery space is required on the lot described in 12(ii).
- Footnote 12(v): minimum off-street parking for any commercial use is 1 space per 34 m² of gross floor area or portion thereof.
- Footnote 12(vi): minimum off-street parking for any apartment building is 1.25 spaces per dwelling unit plus the commercial requirement in 12(v).
- Footnote 12(vii): Section 4.38 (Sight Triangles) does not apply in this zone.
- Footnote 12(viii): in addition to Section 4.5, air conditioners or heat pumps shall not be located in the front yard or exterior side yard.
- Footnote 12(ix): Building Height is measured from the average elevation of established grade at the front of the building to the median level between eaves and ridge on a gable, gambrel or hip roof.
- Footnote 12(x): Established Grade is the average elevation of the finished ground surface where it meets the exterior of the front of the building.
- General: uses and buildings must also comply with Section 4 (General Provisions) and Section 5 (Parking, Loading & Delivery Standards) per 7.1.
