The core commercial zone of Mississauga's downtown, where offices, apartments, hotels, hospitals, colleges, entertainment and shops are allowed in buildings of at least three storeys built up to the street as shown on Schedule CC1.

Other provisions in this section
- All buildings must also comply with Parts 1 to 3 and Section 7.1 of the By-law (7.2.1).
- Townhouse (Line 2.6), Street Townhouse (Line 2.7) and Parking Structure - Below Grade Only (Line 2.16) are not marked as permitted in the CC1 column.
- Uses not permitted in CC1 (7.1.1.1): Convenience Restaurant; Funeral Establishment; Motor Vehicle Sales, Leasing and/or Rental Facility - Restricted.
- Line 3.1: minimum gross floor area - apartment zone is 1.0 times the lot area.
- Line 3.2: maximum tower floor plate for an apartment is 850 m².
- Line 3.3: residential dwelling units are not permitted on the first storey of a building; shared entrance/exit facilities through a common vestibule are permitted on the first storey.
- Line 4.1: every building, structure and use must comply with the build-to-area regulations shown on the Schedules and Exception Schedules in Part 7 (notes (1) 7.1.4A, (4) Article 7.2.1.1, (6) Subsection 7.1.3).
- Line 4.2: where a property has build-to-areas along more than two lot lines, the building must be located along a minimum of two build-to-areas.
- Article 7.2.1.1 (0018-2021): for 100 City Centre Drive, additions to buildings legally existing on the date of passing of the By-law are not subject to Lines 4.1 and 4.2.
- Line 4A.1-4A.3: a streetwall facing an 'A' or 'B' Street Frontage must comply with Lines 4A.2-4A.11; minimum 65% glazing of the first-storey streetwall of a non-residential use facing an 'A' Street Frontage, minimum 50% facing a 'B' Street Frontage.
- Lines 4A.4-4A.9: each unit with a first-storey streetwall facing an 'A' (or 'B') Street Frontage must have a main front entrance facing that frontage, and pedestrian access to units above/below the first storey must be through a main front entrance facing it; where a unit faces both 'A' and 'B' frontages the entrance must face the 'A' Street Frontage.
- Line 4A.10: vehicular access to a building facing both 'A' and 'B' Street Frontages must be from the 'B' Street Frontage.
- Line 4A.11: an above-grade or partially above-grade parking structure shall not face a street with an 'A' Street Frontage.
- Line 4B.1: minimum building height 3 storeys.
- Lines 4C.1-4C.2: apartment, long-term care and retirement buildings greater than 12 storeys must contain a podium; minimum podium height measured at the streetwall is 3 storeys.
- Line 5.1: the first three storeys of a podium in a residential building shall not project beyond or behind the first storey of the streetwall.
- Lines 5.2 and 5.3 (setback above the podium and maximum encroachment into it): no value is stated in the CC1 column.
- Line 6.1: no at-grade driveway, aisle, parking area or loading area between a building wall and a lot line abutting a street, or within 7.6 m of a lot line abutting a street, except for vehicular accesses; where a lot abuts more than two streets the restriction applies to two of the streets.
- Line 6.2: driveways, condominium roads and aisles may be shared with abutting lands having the same zoning.
- Line 7.1 minimum landscaped open space area: no value stated in the CC1 column (cell is blank; the by-law does not state a standard for CC1).
- Retail Activation Frontages (7.1.4A, Schedule CC1): on a street with a 75% or 50% Retail Activation Frontage the first storey along the linear building frontage may only contain Retail Activation Uses (financial institution, service establishment, restaurant, take-out restaurant, retail store); minimum unit depth 10.0 m; minimum floor-to-ceiling height 4.5 m; at least 75% (or 50%) of the first-storey linear building frontage must be the exterior wall of Retail Activation units; on a 75% frontage a residential pedestrian access may be no wider than 6.5 m.
- 7.1.6: for counting dwelling units in a long-term care building, two long-term care beds equal one dwelling unit.
- 7.1.8.1: the centreline setback provisions of Subsection 2.1.14 do not apply to CC1.
- Part 7 definitions: Glazing = clear or transparent glass; Podium = base of a building at or above established grade projecting from the tower; Height of a Podium = established grade to highest point of the podium roof.
- Holding provision: the H symbol on H-CC1 lands is removed by amendment to Maps 22, 28 and 29 of Schedule B upon (1.1) an executed Servicing and/or Development Agreement covering municipal works, road widenings, transit rights-of-way, parkland and securities, and (1.2) conveyance of a right-of-way for 'A' and 'B' Street Frontages where no street exists; H does not prevent use of legally existing buildings for permitted uses or alterations that do not increase non-residential GFA.
