A downtown Mississauga zone for tall mixed-use buildings such as offices, apartments, hotels and shops, where buildings must be at least 3 storeys, sit right at the street per the CC2 schedules, and have shops or other non-residential uses (not homes) on the ground floor.

  • Residential dwelling units are not permitted on the first storey of a building (apartment, long-term care, retirement); a shared entrance/exit vestibule may be on the first storey (Line 3.3).
  • Buildings must comply with the build-to-areas shown on the Part 7 Schedules and Exception Schedules (Line 4.1; see also 7.1.4A and 7.1.3); where build-to-areas exist along more than two lot lines, the building must be located along at least two of them (Line 4.2).
  • 'A'/'B' Street Frontages (Lines 4A.1-4A.11): first-storey streetwall of a non-residential use must have at least 65% glazing facing an 'A' Street Frontage and 50% facing a 'B' Street Frontage; each unit with a first-storey streetwall on an 'A' (or both 'A' and 'B') frontage needs a main front entrance facing the 'A' frontage, and units on a 'B' frontage facing the 'B' frontage; upper/lower-storey pedestrian access likewise; vehicular access for a building facing both must come from the 'B' frontage; an above-grade or partially above-grade parking structure may not face an 'A' Street Frontage.
  • Minimum building height: 3 storeys (Line 4B.1).
  • Apartment, long-term care and retirement buildings taller than 12 storeys must have a podium; minimum podium height at the streetwall is 3 storeys (Lines 4C.1-4C.2). The first three storeys of a podium in a residential building may not project beyond or behind the first storey of the streetwall (Line 5.1).
  • Lines 5.2 (minimum setback above the podium) and 5.3 (maximum encroachment into that setback) have no value in the CC2 column.
  • No at-grade driveway, aisle, parking area or loading area between a building wall and a lot line abutting a street, or within 7.6 m of a lot line abutting a street (except vehicular accesses); where the lot abuts more than two streets, this applies to two of the streets (Line 6.1). Driveways, condominium roads and aisles may be shared with abutting lands of the same zoning (Line 6.2).
  • Uses permitted in C1 to C4 Base Zones (Line 2.8), Townhouse (2.6), Street Townhouse (2.7) and Parking Structure - Below Grade Only (2.16) are not marked as permitted in the CC2 column.
  • Accessory uses (7.1.4.2.1): financial institution, service establishment, repair establishment, recreational establishment, restaurant, take-out restaurant, retail store, entertainment establishment, motor vehicle rental facility, cogeneration facility, and outdoor patio accessory to a food retail store are permitted accessory to an office, medical office, apartment, long-term care, retirement, overnight accommodation, banquet/conference/convention centre, hospital, university/college, staff/student residence, parking structure or centre for the performing arts; a night club is permitted accessory to a permitted use in compliance with Table 2.1.2.2.1 (7.1.4.2.2). These accessory uses must be located within those buildings (7.1.4.2.3) and not above the second storey (7.1.4.2.4); a motor vehicle rental facility may not store rental vehicles in required parking spaces (7.1.4.2.5).
  • Retail Activation Frontages (7.1.4A, Schedule CC2(2)): on a 75% or 50% Retail Activation Frontage the first storey may only contain Retail Activation Uses (financial institution, service establishment, restaurant, take-out restaurant, retail store) in units along the linear building frontage; minimum unit depth 10.0 m; minimum floor-to-ceiling height 4.5 m; at least 75% (or 50%) of the first-storey linear frontage must be such units; residential pedestrian access on a 75% frontage max 6.5 m wide. On such lots a food retail store, repair, recreational and entertainment establishment, motor vehicle rental facility, cogeneration facility and accessory night club may also be on the second storey (7.1.4A.2.5).
  • Long-term care buildings: two long-term care beds count as one dwelling unit (7.1.6).
  • Centreline setbacks of Subsection 2.1.14 do not apply to CC2 (7.1.8.1).
  • Holding provision (H-CC2): the H symbol is removed by amendment to Maps 22, 28 and 29 of Schedule B after an executed Servicing and/or Development Agreement and dedication of rights-of-way for 'A' and 'B' Street Frontages; H does not prevent legally existing buildings from continuing permitted uses or alterations that do not add non-residential gross floor area.
  • Exception zones CC2-1 to CC2-8 (Section 7.2.3) carry site-specific regulations; see the exception schedules.
  • Article 7.2.1.1 (additions exempt from Lines 4.1 and 4.2) applies only to CC1 at 100 City Centre Drive, not CC2.
