Chapter 60, Section 60.30 of the City of Toronto Zoning By-law 569-2013, as amended by OMB PL130592, 0403-2014, 1124-2018, 607-2015, 420-2023, 103-2016, 1031-2014, 1268-2023.

A heavy industrial zone for manufacturing, warehousing, storage, repair and similar operations, where buildings must sit back from the street and much farther from any neighbouring residential land.

Other provisions in this section

  • Minimum building setback of 15.0 m from a lot line abutting a lot in the Residential Zone category or Residential Apartment Zone category; a structure that is not a building may also be no closer than 15.0 m to such a lot line (60.30.40.70(4))
  • A building or structure used for loading or unloading railway cars at railway tracks has no required minimum setback from a side or rear lot line abutting the railway right-of-way (60.30.40.70(5))
  • Lawfully existing lots with less than 30.0 m frontage: the lawful frontage is the minimum for that lot; additions must comply with all other regulations or obtain a Section 45 minor variance (60.30.30.21)
  • Lawfully existing buildings taller than the permitted maximum keep their lawful height as the maximum; additions must comply with the maximum height or obtain a Section 45 minor variance (60.30.40.11)
  • Lawfully existing buildings with setbacks less than required keep their lawful front, rear or side setback as the minimum; additions may match the existing main walls or be authorized by a Section 45 minor variance (60.30.40.71(1)-(2); By-law 420-2023)
  • Setback regulations 60.30.40.70(1)-(4) do not apply to a transportation use along Eglinton Avenue West and Eglinton Avenue East, provided setbacks are between 0 and 300 m (60.30.40.71(3))
  • Ancillary buildings and structures must comply with the building and structure regulations of the EH zone (60.30.60.1)
  • A loading space may not be in a yard that abuts a lot in the Residential Zone category or Residential Apartment Zone category (60.30.90.10)
  • Open storage must not encroach into a required minimum building setback and must be enclosed by a fence; it may be for recyclable material or waste (60.30.20.100(1); under appeal, not in full force)
  • Outside operations must be combined with a permitted manufacturing use, may not encroach into a required minimum building setback, and must be enclosed by a fence (60.30.20.100(2); under appeal, not in full force)
  • A marihuana production facility must comply with the specific use regulations in Section 150.60 (60.30.20.100(3))
  • A vehicle service shop must comply with Section 150.94; it may have open storage only if it is less than 20% of the lot area not covered by wholly enclosed buildings and is enclosed by a fence (60.30.20.100(5),(13))
  • A propane transfer, handling and storage facility (5,000 USWG or more on the lot) may only be on a lot at least 500 m from a lot in the Residential, Residential Apartment, Commercial, Commercial Residential, Commercial Residential Employment, Institutional or Open Space Zone categories (60.30.20.100(9); under appeal, not in full force)
  • Renewable energy or cogeneration energy production must be in combination with another permitted use on the lot and comply with all municipal, provincial and federal requirements (60.30.20.100(10))
  • A building or structure used as a transportation use must comply with all requirements for a building on that lot (60.30.20.100(12))
  • A crematorium must be at least 300 m from a lot that is not in the EL, E, EH or UT zone (60.30.20.100(14))
  • A lawfully existing place of worship is permitted only on a lot with a front or side lot line abutting a major street on the Policy Area Overlay Map; expansions or replacements must comply with Section 150.50 and the EH zone requirements (60.30.20.1(1); under appeal, not in full force)
  • Category-wide regulations in Section 60.5 and Chapter 5, and definitions in Chapter 800, also apply
