A zone for hospitals and related medical, care and education uses, with shops, offices and other services allowed only inside or in connection with a hospital.

Other provisions in this section
- 80.20.20.100(1): nursing home, retirement home, student residence or respite care facility must be in a building operated by or on behalf of a hospital.
- 80.20.20.100(2): an office must be in a building operated by or in association with a hospital.
- 80.20.20.100(3): an automated banking machine must be in a building.
- 80.20.20.100(4): retail store, personal service shop, eating establishment or take-out eating establishment must be in a hospital building; each retail store, personal service shop or eating establishment max 150 m2 interior floor area; total for all such uses on a lot max 30% of the interior floor area of the first storey of the hospital building; size limits do not apply to a cafeteria ancillary to the hospital.
- 80.20.20.100(5): a financial institution must be in a hospital building with interior floor area no greater than 150 m2.
- 80.20.20.100(6): one parking attendant shelter permitted on a lot with public parking: max height 4.0 m including mechanical equipment, max interior floor area 5.0 m2, at least 6.0 m from a lot line abutting a street.
- 80.20.20.100(7): a day nursery must be in a hospital building.
- 80.20.20.100(8): a crisis care shelter must be on a lot with a permitted maximum FSI of 7.0 or greater and comply with Section 150.20 (By-law 607-2015).
- 80.20.20.100(9): a laboratory must be operated by or in association with a hospital, or used for research limited to medical or health sciences.
- 80.20.20.100(10): vehicle access to public parking may not be over any part of a lot in the Residential Zone category.
- 80.20.20.100(11): if the lot is within 6.1 m of a lot in the Residential Zone category, access to a retail store, personal service shop, eating establishment or take-out eating establishment must be from inside the hospital building.
- 80.20.20.100(12)-(14): an ambulance depot, fire hall or police station must be on a lot fronting a major street on the Policy Areas Overlay Map, or on a street intersecting a major street and no more than 250 m from that intersection.
- 80.20.20.100(15): a public utility may not be a sewage treatment plant, water filtration plant or above-ground water reservoir.
- 80.20.20.100(16): a hydro electrical transformer station or natural gas regulator station must be enclosed by walls and comply with the IH zone's max lot coverage, min building setbacks and max height (OMB PL130592, Feb 7, 2017).
- 80.20.20.100(17): a building or structure used as a transportation use must comply with all requirements for a building on that lot.
- 80.20.20.100(18): renewable energy or cogeneration energy production must be in combination with another permitted use on the lot and comply with all municipal, provincial and federal laws.
- 80.20.20.100(20): a post-secondary school must be for education in medicine, dentistry or other health sciences, or in association with a hospital (By-law 1276-2022(OLT)).
- 80.20.20.100(21): a secondary suite must comply with Section 150.10.
- 80.20.20.100(22) (enacted May 9, 2013, under appeal to the OLT, not in full force): a place of worship must comply with Section 150.50, be on the same lot as a hospital or hospice care home, and be in a building of no more than 5,000 m2 gross floor area unless inside a hospital.
- 80.20.40.10(2): a parapet wall for a green roof may exceed the permitted maximum building height by 2.0 m.
- 80.20.40.10(3): a helicopter landing pad on a hospital roof may exceed the permitted maximum height by 3.0 m if its highest part is no more than 3.0 m above the roof surface.
- 80.20.40.60(1)(A): an uncovered access ramp may encroach into a required minimum building setback if no longer than 15 horizontal units per 1.0 vertical unit, no wider than 1.5 m per sloped segment, and no closer than 0.6 m to a lot line.
- 80.20.40.60(1)(B): an elevating device may encroach into a required setback if it elevates no higher than the first storey, has max area 6.0 m2, and is no closer than 0.6 m to a lot line.
- 80.20.40.60(2): a canopy, awning or similar structure no more than 5.0 m above the ground below it may encroach into a required setback a max of 4.0 m.
- 80.20.40.60(3): a canopy, awning or similar structure more than 5.0 m above the ground below it may encroach into a required setback a max of 2.5 m if at least 0.6 m from a lot line.
- 80.20.60.20(1): an ancillary building or structure must be set back from a side or rear lot line not abutting a street by the greater of 1.5 m or half the ancillary building's height.
- 80.20.60.20(2): no part of an ancillary building or structure may be closer to a lot line abutting a street than any main wall of the main buildings on the lot.
- 80.20.60.70(1): max lot coverage for ancillary buildings and structures is 15% of the lot area.
- 80.20.80.20(1): a parking space not in a building must be at least 0.5 m from a lot line.
- 80.20.80.20(2): an area for parking or storage of more than 3 vehicles must be at least 7.5 m from a lot line abutting a lot in the Residential Zone category.
- 80.20.90.10(1): a loading space may not be in a front yard, a side yard abutting a street, or any yard abutting a lot in the Residential Zone or Residential Apartment Zone category; 80.20.90.11(1) exempts lawfully existing non-complying loading spaces.
- 80.20.150.1(1): waste and recyclables must be stored in a wholly enclosed building if the building permit was issued more than three years after May 9, 2013; a waste ancillary building may not be in a front yard or a side yard abutting a street, and must be at least 7.5 m from a lot in the Residential, Residential Apartment or Open Space Zone category and 1.0 m from all other side lot lines and the rear lot line.
- Lot-specific numeric values (lot frontage 'f', lot area 'a', FSI 'd', unit count 'u') may be attached to the zone label on the Zoning By-law Map and override the defaults; category-wide rules in Section 80.5 and Chapter 5 also apply.
