Other provisions in this section
- Setbacks (80.40.40.70(1)): 7.5 m from any lot line abutting a street (applies to front and flankage lot lines), 7.5 m from the rear lot line, 3.0 m from a side lot line.
- Day nursery (80.40.20.100(1)): interior floor area no more than 40% of the area of the first storey of the building; must be in a building with a public or private school, or a building originally constructed as a public school; must comply with Section 150.45.
- Community centre (80.40.20.100(2)): lot must front on a major street on the Policy Areas Overlay Map; gross floor area no more than 2,500 m2.
- Library (80.40.20.100(3)): operated by or on behalf of the City of Toronto; lot must front on a major street on the Policy Areas Overlay Map; gross floor area no more than 1,500 m2.
- Student residence (80.40.20.100(4)): must be in a building operated by a public or private school on the same lot.
- Adult education school (80.40.20.100(5)): must be in a building that has, or was originally constructed as, a public or private school, and be funded by the Provincial or Federal government for listed adult education programs.
- Ambulance depot, fire hall, police station (80.40.20.100(6)-(8)): lot must front on a major street on the Policy Areas Overlay Map, or on a street intersecting a major street within 250 m of that intersection.
- Public utility (80.40.20.100(9)): may not be a sewage treatment plant, water filtration plant or above-ground water reservoir.
- Public utility (80.40.20.100(10)): a hydro electrical transformer station or natural gas regulator station must be enclosed by walls and comply with the IS zone maximum lot coverage, minimum building setbacks and maximum height.
- Renewable energy / cogeneration energy production (80.40.20.100(11)): must be combined with another permitted use on the lot and comply with all Municipal, Provincial and Federal by-laws and regulations.
- Secondary suite (80.40.20.100(13)): must comply with the specific use regulations in Section 150.10.
- Transportation use (80.40.20.100(14)): buildings or structures must comply with all requirements for a building on that lot.
- Landscaping on a lot with a public or private school (80.40.50.10(1)): minimum 1.5 m wide strip of soft landscaping along all side and rear lot lines; minimum 3.0 m wide strip of soft landscaping along all lot lines abutting a street, except at areas used for play, driveways, parking, loading and student drop-off/pick-up.
- Portable classroom buildings (80.40.60): not permitted in a front yard; must be set back from a side or rear lot line 7.5 m where the lot line abuts a lot in the Residential or Residential Apartment Zone category, otherwise half the height of the portable; must be less than 4.0 m in height; lot area covered by portables may be no more than 50% of the lot area covered by the main school building (in addition to the overall lot coverage limit).
- Ancillary buildings/structures (80.40.60.20(1)): no part may be closer to a lot line abutting a street than the main building on the lot.
- Parking (80.40.80): parking or vehicle storage areas must be separated from any lot line that does not abut a street or lane by a minimum 1.5 m wide strip of soft landscaping; a fence is required along the lot line where a parking area is in a yard abutting a lot in the Residential Zone category; parking spaces must be in a side or rear yard; an outdoor parking space must be at least 0.5 m from a lot line; parking/vehicle storage areas must be set back at least 1.5 m from a lot line abutting a lot in the Residential Zone category; vehicle access to a parking space may not be over a lot in the Residential or Residential Apartment Zone category.
- Pick-up/drop-off (80.40.90.1(1)): a public or private school built under a building permit issued three years after May 9, 2013 must provide a vehicle student pick-up and drop-off area on the same lot.
- Loading (80.40.90): a loading space must be in a side or rear yard that does not abut a lot in the Residential or Residential Apartment Zone category; vehicle access to a loading space may not be over such a lot.
- Waste (80.40.150.1(1)): for a building under a permit issued more than three years after May 9, 2013, all waste and recyclable material must be stored in a wholly enclosed building, and that part of the building must be at least 7.5 m from a lot in the Residential or Open Space Zone category.
- Status note: every clause of Section 80.40 is shaded in the City's office consolidation as enacted May 9, 2013 but under appeal to the OLT and not in full force and effect.
