A holding-type zone for land awaiting future development where only existing legal uses, parks, conservation, emergency services and stormwater facilities are allowed, and existing buildings can only grow by a small amount.

Other provisions in this section

  • Existing legal uses (Table 14.2 note 1a): only buildings and structures legally existing on the effective date of the By-law, plus one accessory building or structure built after that date, are permitted.
  • If the existing legal use is a dwelling (Table 14.2 note 1b), the accessory residential uses listed in Table 6.2.1 are also permitted subject to that Table's additional regulations, and Section 6.5 applies to permit accessory buildings and structures.
  • Maximum lot coverage and floor area (Table 14.3 note 1a) are those that legally existed on the effective date of the By-law, and may be increased by a maximum of 10% at the location of the building only.
  • Accessory buildings or structures (Table 14.3 note 1b) are governed by Section 6.5.
  • Major transit station and private park are not permitted in the FD zone (Table 14.2).
