Other provisions in this section
- Minimum lot area is stated as 8 ha (80,000 m²) in Table 10.2.
- Accessory gasoline pump island setback: minimum 9 m (Table 10.2).
- Driveway setback: minimum 3 m; must comply with Section 5.2.14 Driveway Provisions for Residential Dwellings (Table 10.2 fn 3).
- Parking space setback from any street line: minimum 3 m (Table 10.2).
- Bunkhouse only permitted on lots with a minimum lot area of 6 ha (Table 10.1 fn 2).
- Agriculture-related commercial/industrial use as principal use only on lots not exceeding 4 ha with site plan approval under s.41 Planning Act; also permitted secondary to an active farm per Section 4.26 (Table 10.1 fn 5).
- Home occupation instruction of a craft or skill: no more than 6 students per lesson (Table 10.1 fn 1).
- Section 10.4.1: where a lot fails minimum lot area and/or lot frontage, residential uses are subject to the RR column of Table 6.1 and Section 6 (plus Sections 4.2.2, 4.41, 5.2.19); non-residential uses, and mixed residential/non-residential lots, remain subject to all Section 10 standards including minimum lot area and frontage.
- All uses subject to General Provisions (Section 4) and Parking, Loading & Delivery Standards (Section 5) (Section 10.1).
- ARU (Section 6.4, Table 6.3): max 3 additional residential units per lot (may be limited by provincial plans, s.6.4.2); 1 parking space per ARU; existing zone building area and landscaping requirements apply; unobstructed path from street to ARU entrance min 1.2 m wide.
- ARU only on the same lot as a detached, linked, semi-detached or townhouse dwelling (s.6.4.1); must comply with MDS formulae (s.6.4.3) and conservation authority regulations where applicable (s.6.4.4).
- Detached ARU (Section 6.4, Table 6.4): max 1 detached ARU containing max 1 dwelling unit; located in any yard other than a front yard; max floor area no greater than ground floor area of the main dwelling and not exceeding 110 m² GFA; max height no taller than the main dwelling or the zone requirement, whichever is less; rooftop amenity areas not permitted; balconies no more than 1.0 m above grade permitted but may not encroach into a required yard.
- Detached ARU setbacks (Table 6.4): min 3 m separation from main dwelling; nearest wall max 15 m from main dwelling; interior side yard min 3 m; rear yard min 4.5 m; exterior side yard per existing zone requirement; uncovered steps and eaves may encroach per Table 4.2.
- Section 6.4.7: a lawfully existing (as of Oct 28, 2025) detached garage/accessory building with lesser setbacks or separation sets the minimum side yard, rear yard and separation for a detached ARU.
