Other provisions in this section

  • Minimum lot area is stated as 6 ha (60,000 m²).
  • Maximum building area is the lesser of 5% of the lot or 1 ha; the cap does not apply to Public Uses owned and operated by the Town of Caledon (Table 10.2 fn 1) or to a Livestock Facility (fn 2).
  • Interior side yard is 3 m on existing lots of less than 6 ha; 15 m on other lots.
  • Maximum building height: 10.5 m for residential uses, 12.2 m for non-residential uses.
  • Accessory gasoline pump island minimum setback: 9 m.
  • Driveway minimum setback: 3 m; must comply with Section 5.2.14 Driveway Provisions for Residential Dwellings (Table 10.2 fn 3).
  • Parking space minimum setback from any street line: 3 m.
  • Section 10.4.1: where a lot fails to meet the minimum lot area and/or lot frontage, residential uses are subject to the RR column of Table 6.1 and Section 6 (plus Sections 4.2.2, 4.41, 5.2.19); non-residential uses, and mixed residential/non-residential lots, remain subject to all Section 10 standards including minimum lot area and frontage.
  • Home occupation instruction of a craft or skill: no more than 6 students per lesson (Table 10.1 fn 1).
  • Accessory bunkhouse permitted only on lots with a minimum lot area of 6 ha (fn 2).
  • Bed and breakfast must comply with Section 4.5 and Section 5.2.2 (fn 3).
  • Agriculture-related commercial/industrial use as principal use only on lots not exceeding 4 ha with site plan approval under s.41 Planning Act; also permitted secondary to an active farm per Section 4.26 (fn 5).
  • Agri-tourism, farm-based alcohol production and on-farm diversified uses must comply with Section 4.26 (fn 6).
  • Cannabis-related and industrial hemp outdoor uses must comply with Section 4.7 (fn 8).
  • All uses subject to General Provisions Section 4 and Parking, Loading & Delivery Standards Section 5 (s.10.1).
  • ARU (Section 6.4, A2 column of Table 6.3): additional residential units only on the same lot as a detached, linked, semi-detached or townhouse dwelling; maximum 3 ARUs (may be limited by provincial plans/ORM/Greenbelt/NEP/Bolton SPA per 6.4.2); 1 parking space per ARU (none if by-law requires none for main dwelling); existing zone building area and landscaping requirements apply; minimum 1.2 m unobstructed path from street to ARU entrance (window wells/retaining walls covered are not encroachments); ARUs must comply with MDS formulae and conservation authority regulations (Section 2.9).
  • Detached ARU (Table 6.4, A2 column): maximum 1 detached ARU containing 1 dwelling unit; any yard other than a front yard; floor area no greater than the ground floor area of the main dwelling and not exceeding 110 m² GFA; height no taller than the main dwelling or the zone requirement, whichever is less; rooftop amenity areas not permitted; balconies no more than 1.0 m above grade permitted but may not encroach into a required yard; minimum 3 m separation from main dwelling; nearest wall no more than 15 m from main dwelling; minimum interior side yard 3 m, rear yard 4.5 m, exterior side yard per zone (uncovered steps and eaves encroachments per Table 4.2).
  • Section 6.4.7: for a lawfully existing (as of October 28, 2025) detached garage or accessory building with lesser setbacks/separation, a detached ARU may use that building's existing side yard, rear yard and separation from the main dwelling.
