Other provisions in this section
- Minimum lot area is stated as 4 ha (40,000 m²).
- Minimum driveway setback 3 m; must comply with Section 5.2.14 Driveway Provisions for Residential Dwellings (Table 10.2 fn 3).
- Minimum parking space setback from any street line: 3 m.
- Maximum building area (5%) does not apply to Public Uses owned and operated by the Town of Caledon or to a Livestock Facility (Table 10.2 fn 1, 2).
- Agriculture-related commercial/industrial use permitted as the principal use only on lots not exceeding 4 ha with site plan approval under s.41 of the Planning Act; also permitted secondary to an active farm subject to Section 4.26 (Table 10.1 fn 5).
- Home occupation: no more than 6 students in any one lesson for instruction of a craft or skill (Table 10.1 fn 1).
- Bed and Breakfast must comply with Section 4.5 and Section 5.2.2 (Table 10.1 fn 3).
- Agri-Tourism, Farm-based Alcohol Production Facility and On Farm Diversified Use must comply with Section 4.26 (Table 10.1 fn 6).
- Cannabis-Related Use-Outdoor and Industrial Hemp-Related Use-Outdoor must comply with Section 4.7 (Table 10.1 fn 8).
- Section 10.4.1: where an A3 lot fails to meet minimum lot area and/or lot frontage, residential uses are subject to the RR standards of Table 6.1 and Section 6, plus Sections 4.2.2, 4.41 and 5.2.19; non-residential uses (or mixed residential/non-residential on the same lot) remain subject to all Section 10 standards including minimum lot area and frontage.
- All uses subject to General Provisions (Section 4) and Parking, Loading & Delivery Standards (Section 5) (s.10.1).
- Additional Residential Units (ARU), Table 6.3: maximum 3 ARUs per lot (may be limited by provincial plans per s.6.4.2); minimum 1 parking space per ARU (none required if the by-law requires no parking for the main dwelling); existing zone maximum building area and minimum landscaping area apply; minimum 1.2 m unobstructed path from street to ARU entrance (covered window wells not an encroachment).
- ARUs permitted only on the same lot as a detached, linked, semi-detached or townhouse dwelling (s.6.4.1); must comply with MDS Formulae (s.6.4.3) and conservation authority regulations in regulated areas (s.6.4.4).
- Detached ARU, Table 6.4 (A3 column): maximum 1 detached ARU containing max 1 dwelling unit; located in any yard other than the front yard; floor area no greater than the ground floor area of the main dwelling and not exceeding 110 m² GFA; height no taller than the main dwelling or the zone maximum, whichever is less; rooftop amenity areas not permitted; balconies up to 1.0 m above grade permitted but may not encroach into a required yard; minimum 3 m separation from main dwelling; nearest wall no more than 15 m from the main dwelling; minimum interior side yard 3 m, rear yard 4.5 m, exterior side yard per existing zone requirement (uncovered steps and eaves may encroach per Table 4.2).
- Section 6.4.7: a detached ARU may use the side yard, rear yard and separation of a lawfully existing (as of October 28, 2025) detached garage or accessory building where those are less than Tables 6.3/6.4 require.
