MS zone, Caledon: Serviced Industrial

A general industrial zone on municipal services for factories, warehouses, contractors' yards, vehicle repair and similar businesses, with much larger yard setbacks wherever the lot abuts a Residential zone or a lot with a residential use, and a planting strip along each front lot line.

Other provisions in this section
- Minimum building area for a Transportation Depot: 10% (fn 22, 23); for this calculation building area means the portion of the lot area, excluding any landscaping area, permitted to be covered by building envelopes (fn 23).
- Section 4.2.5 does not apply to transportation depots (fn 22).
- Accessory gasoline pump island setbacks: min 6 m from any street line and 4.5 m from any other lot line; where the island has a canopy or roof, the setback is measured to the nearest part of the canopy/roof (fn 16).
- Accessory outside sales or display area: min 9 m setback from any street line.
- Accessory open storage area: not permitted in a front yard or exterior side yard, and not closer than 6 m to any lot line unless a chain-link fence at least 1.8 m high is built along that lot line (fn 19); transportation depot restrictions in fn 24 also apply.
- Maximum net floor area of a factory outlet: 20% of the gross floor area of the industrial use to which it is accessory (fn 6).
- Planting strip: minimum width 6 m, required along each front lot line (fn 7). Additionally (fn 17): min 9.0 m abutting an arterial road or Provincial Highway; min 12.0 m where truck parking or loading spaces are adjacent to an arterial road or Provincial Highway; min 1.5 m on all interior side yards except where there is a mutual driveway along an interior side lot line.
- Tullamore Industrial Commercial Secondary Plan Area: planting strip along an arterial road min 12 m; along all internal roads min 8 m (fn 18).
- Driveway setbacks: min 1.5 m from any other lot line; 4.5 m from a lot line abutting a Residential zone or a lot containing a Residential use (fn 24 applies).
- Parking space setbacks: min 6 m from any front lot line; 3 m from any other lot line (fn 24 applies).
- Transportation depot: no parking, storing or staging in a front yard or exterior side yard, in a rear yard adjacent to a rear lot line abutting a Residential zone or lot with a Residential use, or in a side yard adjacent to an interior side lot line abutting a Residential zone or lot with a Residential use (fn 24).
- No building setback is required from any portion of a lot line abutting a railroad right-of-way (fn 14).
- Accessory Retail Store (8.4.1): only accessory to a permitted industrial use, selling/displaying products made or assembled on the premises; ground floor only; area not to exceed 500 m2 or 15% of the gross floor area of the industrial use, whichever is less; may be in a free-standing building on the same lot if its net floor area does not exceed 300 m2.
- Restaurant (8.4.2): area not to exceed 15% of the total gross floor area of all buildings on the lot, to a maximum of 500 m2.
- Cannabis-Related and Industrial Hemp-Related Uses (Indoor) must comply with Section 4.8.
- General Provisions of Section 4 and Parking, Loading & Delivery Standards of Section 5 also apply (8.1).
