Other provisions in this section

  • Minimum building area for a Transportation Depot: 10% of lot area (footnotes 22, 23); per footnote (23), for calculating minimum building area, building area means the portion of the lot area excluding any landscaping area permitted to be covered by building envelopes.
  • Accessory gasoline pump island setbacks (minima): 6m from any street line; 4.5m from any other lot line; where the pump island has a canopy or roof, the setback is measured to the nearest part of the canopy or roof (footnote 16).
  • Footnote (21) of Table 8.2 (stated without a zone qualifier, and not cited against the MU column): no accessory gasoline pump island is permitted in a front yard or in an exterior side yard.
  • Accessory open storage area setbacks per footnote (20): no open storage in a front yard or exterior side yard; not in a rear yard adjacent to a rear lot line abutting a Residential zone or a lot with a Residential use; not in a side yard adjacent to an interior side lot line abutting a Residential zone or a lot with a Residential use; not closer than 6 metres to any lot line if combustible materials are stored there.
  • Minimum planting strip width 3m; per footnote (8) a planting strip is required along any portion of a rear lot line and any portion of an interior side lot line that abuts a Residential zone or a lot containing a Residential use.
  • Driveway setbacks (minima): 1.5m from any other lot line; 4.5m from a lot line abutting a Residential zone or a lot containing a Residential use (footnote 24 applies).
  • Parking space setbacks (minima): 1.5m from any street line; 4.5m from any lot line abutting a Residential zone or a lot containing a Residential use (footnote 24 applies).
  • Footnote (24): no parking, storing or staging for a transportation depot in a front yard or exterior side yard; nor in a rear yard adjacent to a rear lot line abutting a Residential zone or a lot with a Residential use; nor in a side yard adjacent to an interior side lot line abutting a Residential zone or a lot with a Residential use.
  • Footnote (22): Section 4.2.5 does not apply to transportation depots in the MU zone.
  • Section 8.1: all uses must also comply with the General Provisions (Section 4) and the Parking, Loading & Delivery Standards (Section 5).
  • Section 8.4.1 (Accessory Retail Store, where permitted): only accessory to a permitted industrial use for products made or assembled on the premises; ground floor only; area not to exceed the lesser of 500 m2 or 15% of the industrial use's gross floor area; a free-standing accessory retail store is allowed on the same lot if its net floor area does not exceed 300 m2.
  • Section 8.4.2 (Financial Institution and/or Restaurant, where permitted): area not to exceed 15% of the total gross floor area of all buildings on the lot, to a maximum of 500 m2.
