A high-density mixed-use zone for large regional shopping centres such as Limeridge Mall, where retail, offices, services, institutions and apartments are built close to the street in a compact, transit-friendly form up to 40 metres tall.

  • Maximum gross floor area for an Office building: 4,000.0 m² per individual building (10.4.3 e, By-law 24-137).
  • Maximum gross floor area for a Microbrewery: 700.0 m² (10.4.3 f).
  • Built form for new buildings/additions: rooftop mechanical equipment must be screened from any abutting street; no parking, stacking lanes or aisles between the required building facade and the front or flankage lot line; at least one principal entrance within the ground-floor facade closest to a street with direct access from the public sidewalk; a walkway is permitted in a required Planting Strip (10.4.3 g).
  • Minimum Amenity Area on a lot with 10 or more dwelling units: 4.0 m² per dwelling unit of 50 m² GFA or less, 6.0 m² per dwelling unit over 50 m² GFA; outdoor amenity area must be unobstructed, at or above the surface, and exposed to light and air (10.4.3 h).
  • Minimum 1.5 m wide Planting Strip where a lot line abuts a lot in a Residential or Institutional Zone (and not a Laneway) (10.4.3 i).
  • Visual barrier required along any lot line abutting a Residential Zone, Institutional Zone or Downtown (D5) Zone per Section 4.19 (10.4.3 j).
  • No outdoor storage of goods, materials or equipment; display of goods accessory to a Retail use is permitted only in a front or flankage yard (10.4.3 k).
  • Restricted use - Residential Care Facility: maximum capacity 50 residents (10.4.1.1 i 1).
  • Restricted use - Emergency Shelter or Residential Care Facility must be on a lot with a minimum 300 m radial separation (lot line to lot line) from any other lot occupied by a Residential Care Facility, Emergency Shelter, Corrections Residence or Correctional Facility; an existing facility closer than 300 m may be expanded or redeveloped up to the number of residents permitted by the zone (10.4.1.1 i 2-3).
  • Restricted use - finished floor elevation of any dwelling unit must be at least 0.9 m above grade, but dwelling units are permitted in a basement or cellar (10.4.1.1 ii).
  • Prohibited except as an accessory use to another permitted use: Community Garden, Garden Centre, Urban Farm (10.4.2 i).
  • Motor Vehicle Dealership is prohibited, even as an accessory use (10.4.2 ii).
  • Emergency Shelter, Lodging House, Place of Worship, Residential Care Facility, Retirement Home and Social Services Establishment: minimum side and rear yard 7.5 m; maximum building height 22.0 m; minimum landscaped area 10% of lot area (10.4.4).
  • Motor Vehicle Gas Bar: minimum 4.5 m yard abutting a street; minimum 4.5 m from any lot line for fuel pump islands, fuel pumps and canopies; minimum 3.0 m planting strip abutting any street line or Residential/Institutional Zone lot line except at ingress/egress points; maximum 175.0 m² gross floor area for accessory retail uses (10.4.5).
  • Accessory buildings per Section 4.8 (10.4.6).
  • Parking per Section 5 (10.4.7).
  • Urban Farm (accessory only) permitted only in the rear yard or on the roof-top of the principal building, in addition to Section 4.26 (10.4.8).
  • Community Garden (accessory only) permitted only in the rear yard or on the roof-top of the principal building, in addition to Section 4.27 (10.4.9).
  • Urban Farmers Market per Section 4.28 (10.4.10).
