Other provisions in this section

  • Maximum building setback from a street line: 3.0 m for the first storey, except where a visibility triangle is required for a driveway setback; 6.0 m for the portion of a building providing an access driveway to a parking garage; the 3.0 m maximum does not apply to any portion of a building beyond the facade-width requirements of 10.5a.3 h) ii) and iii) (10.5a.3 a)).
  • Beverage Making Establishment, Catering Service, Commercial Entertainment, Commercial Recreation and Microbrewery are permitted only on the ground floor of a building (10.5a.1.1 i)).
  • Child Care Centre and Place of Worship (excluding access, accessory office and utility areas) are not permitted on the ground floor of a building containing more than one non-residential use (10.5a.1.1 ii) 1.).
  • Dwelling Unit, Mixed Use is permitted only above the ground floor (except access, accessory office and utility areas), but is also permitted in a basement or cellar (10.5a.1.1 ii) 2. and 3.).
  • A Commercial Parking Facility (excluding access driveways) must be wholly contained within a building and is not permitted on the first storey (10.5a.1.1 iii)).
  • Community Garden, Garden Centre and Urban Farm are prohibited except as an accessory use to another permitted use; a Drive-Through Facility is prohibited even as an accessory use (10.5a.2).
  • Rooftop amenity enclosures or rooftop-access structures may project above the building's uppermost point if their floor area is at most 10% of the storey beneath, they are set back at least 3.0 m from the exterior walls of the storey beneath, and they rise no more than 3.0 m above the uppermost point of the building (10.5a.3 d) iv)).
  • Built form for new buildings or additions (10.5a.3 h)): rooftop mechanical equipment screened from any abutting street; ground-floor facade width at least 75% of the front lot line on an interior or through lot, and at least 50% of all lot lines abutting a street on a corner lot (excluding access driveways and required yards); no parking, stacking lanes or aisles between the required facade and the front or flankage lot line; at least one principal entrance in the ground-floor facade closest to a street with direct access from the public sidewalk; a walkway is permitted in a required Planting Strip; at least 60% of the ground-floor street-facing facade must be doors and windows; first storey height minimum 3.6 m and maximum 4.5 m.
  • For properties designated under the Ontario Heritage Act, alternative building design or materials approved through a Heritage Permit are deemed to comply with Section 10.5a.3 (10.5a.3 h) viii)).
  • A minimum 1.5 m wide Planting Strip is required where a lot line abuts a lot in a Residential or Institutional Zone and not a Laneway (10.5a.3 i)).
  • A visual barrier per Section 4.19 is required along any lot line abutting a Residential Zone, Institutional Zone, Downtown (D5) or Downtown (D6) Zone property (10.5a.3 j)).
  • No outdoor storage of goods, materials or equipment; retail display of goods accessory to a Retail use is permitted only in a front or flankage yard (10.5a.3 k)).
  • Minimum amenity area on a lot with 10 or more dwelling units: 4.0 m2 per dwelling unit of 50 m2 GFA or less, and 6.0 m2 per dwelling unit over 50 m2 GFA; outdoor amenity area must be unobstructed, at or above grade, and exposed to light and air (10.5a.3 l)).
  • Additions or alterations to a single detached or duplex dwelling legally existing at November 8, 2017 may increase interior volume/size by at most 10% of the existing GFA; the maximum street-line setback (10.5a.3 a)) and minimum facade height (d) i)) do not apply, and existing side yard setbacks must be maintained (10.5a.4).
  • Accessory buildings per Section 4.8; parking per Section 5 (10.5a.5, 10.5a.6).
  • An Urban Farm (Section 4.26) and a Community Garden (Section 4.27) are permitted only in the rear yard or on the roof of the principal building (10.5a.7, 10.5a.8); Urban Farmers Market per Section 4.28 (10.5a.9).
