A downtown Mississauga open-space zone that allows parks, recreation, outdoor markets and below-grade parking structures only, with no buildings for homes, offices or shops.

Other provisions in this section
- All buildings and structures must comply with Parts 1 to 3 and Section 7.1 of the By-law in addition to Table 7.2.1 (Section 7.2.1).
- Only the four uses marked for CCOS are permitted; office, medical office, apartment, long-term care, retirement, townhouse, street townhouse, C1-C4 base zone uses, banquet hall, hospital, university/college, staff/student residence, commercial school, above-grade parking structure, overnight accommodation and centre for the performing arts are not permitted in CCOS (Table 7.2.1 Lines 2.1-2.19).
- Build-to-areas: each building, structure or use must comply with build-to-area regulations shown on the Schedules and Exception Schedules in Part 7; where a property has build-to-areas along more than two lot lines, the building must be located along at least two of them (Lines 4.1-4.2).
- 'A' and 'B' Street Frontages: a building with a streetwall facing an 'A' or 'B' Street Frontage (per Part 7 Schedules) must meet Lines 4A.2-4A.11: minimum 65% glazing on the first-storey streetwall of a non-residential use facing an 'A' Street Frontage; minimum 50% facing a 'B' Street Frontage; main front entrances and pedestrian access must face the 'A' Street Frontage (or 'B' where only 'B' applies); vehicular access for a building facing both 'A' and 'B' frontages must be from the 'B' Street Frontage; an above-grade or partially above-grade parking structure may not face an 'A' Street Frontage.
- Podiums: apartment, long-term care and retirement buildings over 12 storeys must contain a podium with a minimum streetwall height of three storeys; the first three podium storeys may not project beyond or behind the first storey of the streetwall (Lines 4C.1, 4C.2, 5.1) - these residential building types are not permitted uses in CCOS.
- Driveways/parking: an at-grade driveway, aisle, parking area or loading area is not permitted between a building wall and a lot line abutting a street, or within 7.6 m of a lot line abutting a street, except for vehicular accesses; where a lot abuts more than two streets the restriction applies to two of the streets (Line 6.1).
- Driveways, condominium roads and aisles may be shared with abutting lands having the same zoning (Line 6.2).
- Lines 4.3 and 8.1 deleted by 0050-2013/LPAT Order 2020 June 08.
- Holding provision: the H symbol on H-CCOS lands is removed by amendment to Maps 22, 28 and 29 of Schedule B upon delivery of an executed Servicing and/or Development Agreement and conveyance of right-of-way for streets on 'A' and 'B' Street Frontages where no street exists; H does not prevent use of legally existing buildings for permitted uses or alterations that do not increase non-residential gross floor area.
- Site-specific exception zones exist: CCOS-1 and CCOS-2 (Section 7.2.6; see Article 1.1.2.3).
- Table notes refer to Subsections 7.1.1, 7.1.2, 7.1.3, 7.1.4A, 7.1.5 and Article 7.2.1.1 (7.2.1.1 applies to CC1 only, 100 City Centre Drive).
