Other provisions in this section

  • Section 1(a): where the zone is prefixed with the Holding Symbol 'H', permitted uses are per Part 11, Section 1.1 and development is premature until the 'H' is removed per Part 11, Section 1.2; Part 1 (General Conditions) and Part 14 (Exceptions) also apply.
  • Section 3 prohibited uses (in addition to Part 1, s.2.22): parking lot; taxi cab garage; recreational vehicle, utility trailer sales and service; adult entertainment establishment.
  • Table 4.5.1: separation distance of 30 m from a railway right-of-way for land uses sensitive to railway rights-of-way.
  • Section 5.3 separation distances from a residential zone: Standard Restaurant 15 m; Fast Food Restaurant 30 m; Night Club 45 m.
  • Section 5.5 floor area: 1000 m² minimum for each individual retail use.

  • Section 5.10 parking: per Part 1, s.2.25; notwithstanding s.2.25.1, up to 112 parking spaces may be on a contiguous property with fully integrated access and use granted in perpetuity; on-site truck/trailer parking prohibited except while loading/unloading, for customer use, belonging to owner/tenant, or for charitable purposes; parking areas limited to 245 spaces each, separated by a 3 m landscape area (may contain a 2.0 m walkway if the landscape area is at least 4.5 m wide); where more than one parking area is required the average size shall be 150 spaces; connecting driveways may cross a landscape area.
  • Section 5.11 fencing: on lands abutting a residential zone, fencing at least 1.8 m high along the common boundary (solid screen fence or chain-link plus landscape planting forming a dense year-round screen).
  • Table 4.2.1 footnote (d): a restaurant may occupy up to 100% of a single building's floor area where the total existing building floor area on the lot is 3000 m² or more and the lot abuts an arterial, multi-purpose arterial or minor arterial road; otherwise total restaurant floor area may not exceed 15% of the floor area of each building it is in; contiguous lots under one comprehensive site plan are deemed one lot.
  • Table 4.2.1 footnote (h): other service commercial uses and banks/trust companies/credit unions are permitted on a lot having a total building floor area of 3000 m², and their total floor area may not exceed 15% of the floor area of each building within which another use is located.
  • Table 4.2.1 footnote (j): in buildings containing residential dwelling units, a Standard Restaurant with Dance Floor is only permitted at grade where office uses or uses accessory to residential are on the second storey.
