A larger neighbourhood shopping zone (minimum 1 ha lot) allowing grocery stores, shops, restaurants, offices, banks, service stations and similar local businesses, with apartments permitted on the second and third floors, in buildings up to 3 storeys / 12 m.

Other provisions in this section

  • Table 4.7.1: building setback abutting a creek block 7.5 m, reduced to 4.5 m if the block includes a 3 m buffer.

  • Table 4.7.1: no yard required abutting a railway right-of-way, but a 30 m separation distance from the railway right-of-way applies to land uses sensitive to railway rights-of-way.
  • s.7.3 Loading: loading/unloading not permitted within 7.5 m of a residential zone; loading docks must be screened from view from an adjoining residential zone.
  • s.7.4 Landscape area: 3 m abutting a street, 3 m abutting an O2 or O3 zone, 3 m abutting a PC or P zone; landscape buffer 6 m abutting a residential zone.
  • s.7.5 Separation distance: standard restaurant 15 m from a residential zone; fast food restaurant 30 m from a residential zone.
  • s.7.6 Outdoor storage: only merchandise displayed for retail sale may be stored outside (not in a truck, trailer or vehicle); perishable waste must be refrigerated inside a building or in a sealed below-grade deep collection container; non-perishable waste stored outside on lands abutting a residential zone must be in a solid screen enclosure per Part 1, s.2.2.3.
  • s.7.7 Restaurant drive-throughs: landscaping must screen drive-through elevations facing a street; external conveyor pick-up systems not permitted in a yard abutting a street and must be set back 15 m from a residential zone; intercom ordering stations set back 15 m from a residential zone.
  • s.7.8 Parking per Part 1, s.2.25 (Off-Street Parking and Loading Requirements); parking of trucks and trailers prohibited except while loading/unloading, for customer use, belonging to the owner/tenant, or used for charitable purposes.
  • s.7.9 Contiguous lots developed under a single comprehensive site plan are deemed one lot for applying zoning regulations.
  • s.7.10 Amenity area: where dwelling units are on the second or third floors, minimum 20 m² amenity area per unit.
  • s.7.11 Fencing: on lands abutting a residential zone, a fence at least 1.8 m high along the common boundary (solid screen, or chain-link plus landscape planting forming a dense year-round screen).
  • s.3 Prohibited uses (in addition to Part 1, s.2.22): parking lot, taxi cab garage, recreational vehicle / utility trailer sales & service, adult entertainment establishment.
  • s.1(a) Holding zone: where the designation is prefixed 'H', permitted uses are per Part 11, s.1.1 and development is premature until the 'H' is removed per Part 11, s.1.2.
  • s.1: all uses subject to Part 1 (General Conditions and Provisions) and Part 14 (Exceptions to Zone Designations).
  • Table 4.2.1 not permitted in CN1: department store, flea market, large building supplies/garden store, large furniture and appliance store, large home and auto supplies store, warehouse club, elevated parking facility, funeral home, hotel, convention/conference centre, banquet centre, caterer, car wash, motor vehicle sales/leasing/rental/service, motor vehicle repair garage, video game/pinball arcade, night club, apartment building per RH4 zone, GE2 industrial uses.
