A low-density residential zone for detached houses on lots of at least 650 m², with room for additional residential units, multiplexes, home businesses and bed and breakfasts under set conditions.

- Minimum backyard amenity area 56 m² (Table 6.2).
- Minimum driveway setback 0.5 m; must comply with Section 5.2.14 Driveway Provisions for Residential Dwellings (Table 6.2 footnote 14).
- Zone also subject to General Provisions in Section 4 and Parking, Loading and Delivery Standards in Section 5 (6.1).
- Additional residential units (ARUs): permitted only on the same lot as a detached, linked, semi-detached or townhouse-type dwelling (6.4.1); maximum number and type may be limited by provincial plans / Bolton Special Policy Area (6.4.2); must meet MDS formulae (6.4.3) and conservation authority regulations, Section 2.9, where applicable (6.4.4).
- ARUs (Table 6.3, R1 column): maximum 3 additional residential units; 1 parking space per ARU (none required if no parking is required for the main dwelling; none for the first ARU where a transit station/stop is within 400 m of the lot); maximum building area 45% or existing zone requirement, whichever is greater; minimum landscaping for a lot with a detached ARU is 50% of the rear yard; minimum 1.2 m unobstructed path from street to ARU entrance (may be reduced to no less than 1.0 m for the length of an existing building wall; a covered window well or retaining wall in the path is not an encroachment).
- Detached ARUs (Table 6.4, R1 column): maximum 1 detached ARU containing 1 dwelling unit; located in any yard other than the front yard; floor area no greater than the ground floor area of the building containing the main dwelling and not exceeding 80 m² gross floor area; maximum height 4.5 m; rooftop outdoor amenity areas not permitted; minimum 3 m building separation from the main dwelling; minimum interior side yard 1.2 m and rear yard 1.2 m; exterior side yard per the existing zone requirement (6 m); uncovered steps and eaves may encroach per Table 4.2.
- Lawfully existing (as of October 28, 2025) detached garages/accessory buildings with lesser setbacks or separation may set the minimum side yard, rear yard and separation for a detached ARU (6.4.7).
- Multiplex dwellings (Table 6.5): for 2 units – min lot area 295 m², min frontage 9.75 m interior / 13.5 m corner, max building area 45%, max height 10.6 m sloped roof / 8.1 m flat roof, interior side yard 1.2 m; for 3–4 units – min lot area 495 m², min frontage 19 m, max building area 50%, max height 11.0 m, interior side yard 3.0 m; both: max driveway width 6.0 m, min driveway setback 0.6 m (does not apply between lots belonging to the same multiplex dwelling), min landscaping 20%, front yard 5.6 m to the front wall of an attached garage / 4.5 m to the front wall of the main building, exterior side yard 4.5 m, rear yard 7.5 m.
- Existing site-specific R1 exception zones within an urban settlement area established prior to the date stated in 6.5.2 (printed in the consolidation as 'September XX, 2025') may permit a multiplex dwelling of up to 4 dwelling units under the site-specific standards of that zone, provided the Table 6.5 minimum lot area and frontage for the intended number of units are met, the maximum building area does not exceed 10% of the existing zone requirement, the maximum building height is no greater than 11 m or the existing zone requirement whichever is greater, and the Table 5.1 minimum off-street parking is met (6.5.2).
- Where site-specific multiplex standards are provided in an existing exception zone, those standards apply in lieu of Section 6.5, including Table 6.5 (6.5.3).
- Where a conflict exists between this by-law and provincial plans or a Special Policy Area, the provincial plan or Special Policy Area applies, notwithstanding Table 6.5 (6.5.4).
- Where a common vertical wall separates two dwelling units, no interior side yard is required (Table 6.2 footnote 11).
- Fully serviced RR lots use the R1 standards flagged with footnote 8; the RMD zone applies R1 standards to detached dwellings and to all accessory buildings and structures (footnote 12).
