RT zone, Caledon: Residential Townhouse

Section 6 – Residential Zones, Tables 6.1 and 6.2 (Subsections 6.2, 6.3) of the Town of Caledon Zoning By-law 2006-50.

A zone for rows of attached townhouses (up to 12 units per building), each on its own narrow lot, with additional residential units and small multiplex buildings also allowed.

  • Building Area (maximum) 30% — the by-law's term for lot coverage.
  • Backyard Amenity Area (minimum): 37 m2.
  • Driveway setbacks (minimum): nil from the lot line bisecting a dual private garage; 0.5 m from other lot lines; must comply with Section 5.2.14 Driveway Provisions for Residential Dwellings (footnote 14).
  • All uses are also subject to the General Provisions in Section 4 and the Parking, Loading & Delivery Standards in Section 5 (s. 6.1).
  • Additional Residential Units (s. 6.4, Table 6.3, RT column): max 3 ARUs per lot; 1 parking space per ARU (none for the first ARU where a transit station/stop is within 400 m of the lot; none if the main dwelling requires no parking); max building area for a lot with an ARU is 45% or the zone requirement, whichever is greater; lot with a detached ARU needs landscaping of at least 50% of the rear yard; unobstructed path from street to ARU entrance min 1.2 m wide (1.0 m allowed along an existing building wall).
  • Detached Additional Residential Units (s. 6.4.6, Table 6.4, RT column): max 1 detached ARU with 1 dwelling unit; located in any yard other than the front yard; floor area no greater than the ground floor area of the main dwelling and not exceeding 80 m2 GFA; max height 4.5 m; no rooftop amenity areas; min 3 m separation from main dwelling; min interior side yard 1.2 m and rear yard 1.2 m; exterior side yard per the RT zone (6 m); uncovered steps and eaves may encroach per Table 4.2.
  • s. 6.4.7: a detached ARU may use the setbacks/separation of a lawfully existing (as of October 28, 2025) detached garage or accessory building on the lot where those are less than Tables 6.3/6.4 require.
  • ARUs are only permitted on the same lot as a detached, linked, semi-detached or townhouse dwelling (s. 6.4.1); ARU numbers may be limited by the 2024 Provincial Planning Statement, Oak Ridges Moraine, Greenbelt, Niagara Escarpment plans or Bolton Special Policy Area (s. 6.4.2); ARUs must meet Minimum Distance Separation formulae (s. 6.4.3) and conservation authority regulations in regulated areas (s. 6.4.4).
  • Multiplex Dwellings (s. 6.5, Table 6.5): 2 units — min lot area 295 m2, min frontage 9.75 m interior / 13.5 m corner, max building area 45%, max height 10.6 m sloped roof / 8.1 m flat roof; 3 or 4 units — min lot area 495 m2, min frontage 19 m, max building area 50%, max height 11.0 m. Both: max driveway width 6.0 m, min driveway setback 0.6 m (not between lots of the same multiplex), min landscaping 20%, front yard 5.6 m to attached garage / 4.5 m to main building, interior side yard 1.2 m (2 units) or 3.0 m (3-4 units), exterior side yard 4.5 m, rear yard 7.5 m.
  • s. 6.5.2: in an existing site-specific RT exception zone within an urban settlement area (established before a date left blank in the consolidation), a multiplex of up to 4 units is permitted under the exception's standards provided (a) Table 6.5 minimum lot area and frontage are met for the intended number of units, (b) as printed, "the maximum building area does not exceed 10% of the existing zone requirement", (c) height is no greater than 11 m or the existing zone requirement, whichever is greater, and (d) Table 5.1 parking is met for the intended number of units. Site-specific multiplex standards in an exception zone prevail over Table 6.5 (s. 6.5.3); provincial plans and Special Policy Areas prevail over the whole section (s. 6.5.4).
  • Table 6.2 footnote 12: in the RMD zone, townhouse dwellings use the RT Zone standards.
