A low-rise residential zone for duplex, semi-detached, linked and small multiplex dwellings, with additional residential units, private home day care and home occupations allowed under conditions.

  • Minimum backyard amenity area 46 m² (Table 6.2).
  • Driveway setbacks (minimum): nil from the lot line bisecting a dual private garage; 0.5 m from other lot lines; must comply with Section 5.2.14 Driveway Provisions for Residential Dwellings (footnote 14).
  • Footnote 7: R2 lot area, lot frontage, building area and interior side yard standards pertain to a lot prior to application and approval of the removal of part lot control.
  • Footnote 11: where a common vertical wall separates two dwelling units, no interior side yard is required.
  • Uses must also comply with Section 4 General Provisions and Section 5 Parking, Loading & Delivery Standards (6.1).
  • Additional Residential Units (Section 6.4, Table 6.3): only on the same lot as a detached, linked, semi-detached or townhouse dwelling; max 3 ARUs; 1 parking space per ARU (no parking required for the first ARU where a transit station or stop is within 400 m of an R2 lot, and none at all where the by-law requires no parking for the main dwelling unit); max building area 45% or existing zone requirement, whichever is greater; min landscaping 50% of the rear yard for a lot with a detached ARU; min 1.2 m unobstructed path from street to the ARU entrance (1.0 m allowed for the length of an existing building wall); subject to provincial plans/Special Policy Area, MDS formulae and conservation authority regulations (Sections 6.4.2–6.4.4).
  • Detached Additional Residential Units (Section 6.4.6, Table 6.4): max 1 detached ARU containing 1 dwelling unit; located in any yard other than a front yard; max floor area no greater than the main dwelling's ground floor area and not exceeding 80 m² gross floor area; max height 4.5 m; rooftop outdoor amenity areas not permitted; min 3 m building separation from the main dwelling; min interior side yard 1.2 m and rear yard 1.2 m (exterior side yard per existing zone requirement); uncovered steps and eaves may encroach per Table 4.2; Section 6.4.7 allows the setbacks/separation of a lawfully existing (as of October 28, 2025) detached garage or accessory building to govern instead.
  • Multiplex Dwellings (Section 6.5, Table 6.5): 2 units – min lot area 295 m², min frontage 9.75 m interior / 13.5 m corner, max building area 45%, max height 10.6 m sloped roof / 8.1 m flat roof, interior side yard 1.2 m; 3 or 4 units – min lot area 495 m², min frontage 19 m, max building area 50%, max height 11.0 m, interior side yard 3.0 m; both: max driveway width 6.0 m, min driveway setback 0.6 m (not applied to lots belonging to the same multiplex dwelling), min landscaping 20%, front yard 5.6 m to front wall of attached garage / 4.5 m to front wall of main building, exterior side yard 4.5 m, rear yard 7.5 m. Where a conflict exists with provincial plans or a Special Policy Area, those prevail (6.5.4).
  • Section 6.5.2: in an existing site-specific R2 zone within an urban settlement area established prior to (September XX, 2025), a multiplex dwelling of up to 4 dwelling units is permitted under the site-specific standards of that zone provided the Table 6.5 minimum lot area and frontage for the intended number of units are met, the maximum building area does not exceed 10% of the existing zone requirement, the maximum building height is no greater than 11 m or the existing zone requirement (whichever is greater), and the Table 5.1 minimum off-street parking for the intended number of units is provided. Site-specific multiplex standards in an existing exception zone apply in lieu of Section 6.5 and Table 6.5 (6.5.3).
  • Home occupation: no more than 6 students are permitted in any one lesson for a home occupation involving instruction of a craft or skill (Table 6.1 footnote 4).
