  • Additional Residential Units (Section 6.4.5, Table 6.3, R1/R2/RT/RM/RMD column): max 3 ARUs per lot; 1 parking space per ARU (none required for the first ARU on an R1, R2, RT or RMD lot where a transit station or stop is within 400 m; none at all where the by-law requires no parking for the main dwelling unit); max building area 45% or existing zone requirement, whichever is greater; minimum landscaping 50% of the rear yard for a lot containing a detached ARU; minimum width of unobstructed path from street to the ARU entrance 1.2 m, reducible to 1.0 m for the length of an existing building wall that prevents 1.2 m; a covered window well or retaining wall serving a window in that path is not an encroachment.
  • Detached Additional Residential Units (Section 6.4.6, Table 6.4, R1/R2/RT/RM/RMD column): max 1 detached ARU containing max 1 dwelling unit; any yard other than the front yard; max floor area no greater than the ground floor area of the building containing the main dwelling and not exceeding 80 m2 gross floor area; max height 4.5 m; rooftop outdoor amenity areas not permitted; min 3 m building separation from the main dwelling; min interior side yard 1.2 m; min rear yard 1.2 m; exterior side yard per existing zone requirement; uncovered steps and eaves may encroach per Table 4.2.

  • Section 6.5.2: notwithstanding 6.5.1 and Section 13.1, in an existing site-specific RMD (or R1, R2, RT, RM) zone within an urban settlement area established prior to (September XX, 2025 – placeholder date in the source), a multiplex dwelling of up to 4 dwelling units is permitted under the site-specific standards of the existing zone provided that: (a) the Table 6.5 minimum lot area and lot frontage for the intended number of units are met; (b) the maximum building area does not exceed 10% of the existing zone requirement; (c) the maximum building height is no greater than 11 m or the existing zone requirement, whichever is greater; and (d) the Table 5.1 minimum off-street parking for the intended number of units is met.
  • Section 6.5.3: where site-specific multiplex dwelling standards exist in an exception zone, those apply in lieu of Section 6.5, including Table 6.5. Section 6.5.4: on conflict with a provincial plan or Special Policy Area, the provincial plan or Special Policy Area prevails.
