Other provisions in this section

  • Privacy yards: minimum 1 privacy yard for each habitable room window any portion of which is less than 2.5 m above finished grade (footnote 6); minimum privacy yard depth 5 m.
  • Play facilities: minimum 1 for each lot with more than 10 dwelling units (footnote 9); minimum play facility area 4%; play facilities only permitted in a rear yard or interior side yard, not in any portion of a privacy yard (footnote 10).
  • Driveway setbacks: minimum 0.5 m, and 6 m from any street line; must comply with Section 5.2.14 Driveway Provisions for Residential Dwellings (footnote 14).
  • Table 6.2 general footnote 11: where a common vertical wall separates two dwelling units, no interior side yard is required.
  • General Provisions of Section 4 and Parking, Loading & Delivery Standards of Section 5 apply (Section 6.1).
  • Additional Residential Units (Section 6.4): only permitted on the same lot as a detached, linked, semi-detached or townhouse dwelling; maximum 3 ARUs per lot; 1 parking space per ARU (none required if the by-law requires no parking for the main dwelling); building area for a lot with an ARU 45% or existing zone requirement, whichever is greater; lot with a detached ARU needs landscaping of 50% of the rear yard; unobstructed path from street to ARU entrance minimum 1.2 m (1.0 m allowed along an existing building wall).
  • Detached Additional Residential Units (Table 6.4, RM zone): maximum 1 detached ARU containing 1 dwelling unit; located in any yard other than the front yard; floor area no greater than the ground floor area of the main dwelling and not exceeding 80 m2 GFA; maximum height 4.5 m; rooftop amenity areas not permitted; minimum 3 m separation from the main dwelling; interior side yard 1.2 m; rear yard 1.2 m; exterior side yard per zone; uncovered steps and eaves may encroach per Table 4.2.
  • Section 6.4.7: a lawfully existing (as of October 28, 2025) detached garage or accessory building with lesser setbacks/separation sets the minimum setbacks and separation for a detached ARU.
  • ARU maximum number/type also limited by the 2024 Provincial Planning Statement, Oak Ridges Moraine, Greenbelt, Niagara Escarpment plans and Bolton Special Policy Area (6.4.2); must comply with MDS formulae (6.4.3) and conservation authority regulations in regulated areas (6.4.4).
  • Multiplex Dwellings (Section 6.5, Table 6.5): 2 units – lot area 295 m2, frontage 9.75 m interior / 13.5 m corner, building area 45%, height 10.6 m sloped / 8.1 m flat roof; 3–4 units – lot area 495 m2, frontage 19 m, building area 50%, height 11.0 m; both: driveway width max 6.0 m, driveway setback min 0.6 m (not applicable to lots belonging to the same multiplex dwelling), landscaping min 20%, front yard 5.6 m to garage / 4.5 m to main building, interior side yard 1.2 m (2 units) / 3.0 m (3–4 units), exterior side yard 4.5 m, rear yard 7.5 m.
  • Section 6.5.2: in an existing site-specific RM zone within an urban settlement area established prior to (September XX, 2025), a multiplex of up to 4 units is permitted under the site-specific standards provided Table 6.5 lot area and frontage are met for the intended number of units, the maximum building area does not exceed 10% of the existing zone requirement, height is no greater than 11 m or the existing zone requirement (whichever is greater), and Table 5.1 off-street parking is met; site-specific multiplex standards in an existing exception zone apply in lieu of Section 6.5 including Table 6.5 (6.5.3).
  • Section 6.5.4: where a conflict exists between this by-law and provincial plans or a Special Policy Area, the provincial plan or Special Policy Area applies.
