RR zone, Caledon: Rural Residential
Section 6 – Residential Zones, Tables 6.1 and 6.2 (Subsections 6.2 and 6.3) of the Town of Caledon Zoning By-law 2006-50.
A rural residential zone for single detached houses on large unserviced or partially serviced lots, with generous 9 m setbacks, up to three additional residential units, and home occupations or bed and breakfasts allowed.

Other provisions in this section
- Minimum backyard amenity area: 56 m2 (Table 6.2).
- Minimum driveway setback: 0.5 m; driveways must comply with Section 5.2.14, Driveway Provisions for Residential Dwellings (footnote 14).
- Footnote (8): where an RR lot is fully serviced, the R1 Zone lot area and lot frontage provisions apply instead of the RR values.
- Footnote (11): where a common vertical wall separates two dwelling units, no interior side yard is required.
- All uses are also subject to the General Provisions of Section 4 and the Parking, Loading & Delivery Standards of Section 5 (Section 6.1).
- Additional residential units (Section 6.4, Table 6.3, RE/RR column): maximum 3 ARUs per lot (may be limited by provincial plans / Special Policy Areas per 6.4.2); 1 parking space per ARU (none required if the by-law requires no parking for the main dwelling); existing zone maximum building area applies, except that a fully serviced RR lot in an urban settlement area with at least one ARU gets a maximum building area of no less than 45%; existing landscaping requirement applies; minimum 1.2 m unobstructed path from street to ARU entrance.
- ARUs must comply with the Minimum Distance Separation (MDS) Formulae (6.4.3) and, in conservation authority regulated areas, Section 2.9 (6.4.4).
- Detached additional residential units (Section 6.4.6, Table 6.4, RE/RR column): maximum 1 detached ARU containing up to 2 dwelling units; located in any yard other than the front yard; existing backyard amenity area requirement applies; floor area no greater than the ground floor area of the main dwelling and not exceeding 110 m2 GFA; height no taller than the main dwelling or the zone maximum, whichever is less; rooftop amenity areas not permitted; balconies no more than 1.0 m above grade permitted but may not encroach into a required yard; minimum 3 m separation from the main dwelling; nearest wall no more than 10 m from the main dwelling; minimum interior side yard 3 m, rear yard 4.5 m, exterior side yard per existing zone requirement (uncovered steps and eaves may encroach per Table 4.2).
- Section 6.4.7: a lawfully existing (as of October 28, 2025) detached garage or accessory building with lesser setbacks/separation sets the minimum side yard, rear yard and separation for a detached ARU on that lot.
- Bed and breakfast establishments must comply with Section 4.5 and the residential parking requirements of Section 5.2.2.
- Home occupation involving instruction of a craft or skill: no more than 6 students in any one lesson (Table 6.1 footnote 4).
