P6 zone, Hamilton: Conservation/Hazard Land Rural (P6) Zone
Section 7.6 (7.6.1 Permitted Uses; 7.6.2 Regulations, 7.6.2.1–7.6.2.3) of the City of Hamilton Zoning By-law 05-200, as amended by 23-079, 15-173, OMB Decision PL151130, 21-070, 24-137, 25-075.
Rural conservation and hazard lands (Environmentally Significant Areas, Earth Science ANSIs and Key Natural Heritage Features) where only agriculture, conservation, passive recreation and existing single detached dwellings are allowed, and any new building needs environmental review.

- Explanatory note: P6 applies to lands identified as an Environmentally Significant Area or Earth Science ANSI in the Rural Hamilton Official Plan, and to Key Natural Heritage Features outside the Greenbelt Natural Heritage System.
- New development may require Site Plan Control approval including an Environmental Impact Statement showing no negative impact on Core Area features before development proceeds.
- Agriculture (7.6.2.1): new buildings and structures are not permitted on a vacant lot; new buildings and expansions to existing buildings must comply with Sections 12.1.3.1, 4.8 and 4.8.1.2 (By-law 23-079).
- Secondary Uses to Agriculture (7.6.2.2): not permitted on a vacant lot; Section 12.1.3.1 applies plus the additional regulations below.
- Uses permitted as secondary to agriculture: Agricultural Processing Establishment - Secondary; Agricultural Research Operation; Agritourism; Home Industry; Kennel; Agricultural Brewery/Cidery/Winery; Landscape Contracting Establishment - Secondary.
- Secondary Uses to Agriculture only permitted on a lot with a minimum lot area of 5.0 ha (notwithstanding 12.1.3.1 a) and 4.12 d)).
- Only one Home Industry or one Landscape Contracting Establishment - Secondary is permitted per lot.
- Agricultural Processing Establishment - Secondary: max 500.0 m2 gross floor area for all buildings/structures; all buildings/structures set back min 30.0 m from any lot line; outdoor storage per 12.1.3.1 f) and max 100.0 m2 aggregate area.
- Agritourism: max 500.0 m2 gross floor area of all buildings/structures devoted to the use.
- Home Industry: buildings/structures set back min 15.0 m from any lot line and max 250.0 m2 gross floor area; operated by a resident with no more than 3 non-resident employees; outdoor storage per 12.1.3.1 f) max 100.0 m2 aggregate; in addition to Section 5.3 b), max 3 associated motor vehicles parked unenclosed, all others (incl. commercial motor vehicles) in an enclosed building (does not apply to agricultural vehicles/equipment).
- Kennel: max 500.0 m2 gross floor area; all buildings/structures set back min 60.0 m from any lot line; no domestic animals kept in any open area within 60.0 m of any lot line.
- Agricultural Brewery/Cidery/Winery: only on a lot with min area 4.0 ha, of which min 2.0 ha used for growing grapes, fruits, hops or other produce for on-site production (notwithstanding 12.1.3.1 a), 12.1.3.2 b) and 4.12 d)); max 500.0 m2 gross floor area exclusive of basement/cellar, of which max 25% may be used for retail and/or hospitality/tasting.
- Landscape Contracting Establishment - Secondary: only as a use secondary to a Nursery (notwithstanding 12.1.3.2 a)); on lots of 7.0 ha or greater min 65% of the lot area zoned A1/A2/P6 used for growing nursery plants, on lots under 7.0 ha min 50%, and in no case less than 3.0 ha; buildings set back min 15.0 m from any lot line and total gross floor area max 250.0 m2; outdoor storage max 100.0 m2 aggregate, set back min 30.0 m from any lot line and screened by a visual barrier per Section 4.19; max 3 associated motor vehicles parked unenclosed, others in an enclosed building (does not apply to agricultural vehicles/equipment or employee vehicles); all unenclosed parking areas screened by a visual barrier per Section 4.19 (By-law 15-173, as amended by OMB Decision PL151130).
- Single Detached Dwelling (7.6.2.3): new buildings and structures including Additional Dwelling Units are not permitted on a vacant lot; new buildings must comply with Sections 12.1.3.3, 4.8 and 4.33 (By-laws 21-070, 25-075).
- Alterations or expansions to existing buildings and structures including Additional Dwelling Units must comply with Sections 12.1.3.3 (c), (d), (e) and (f), 4.8 and 4.33 (By-laws 15-173, 21-070, 24-137, 25-075).
