P7 zone, Hamilton: Conservation/Hazard Land Rural (P7) Zone
Section 7.7 (Regulations 7.7.2.1 to 7.7.2.3) of the City of Hamilton Zoning By-law 05-200, as amended by 15-173, 15-237, 19-062, 21-070, 21-189, 24-137.
A rural conservation zone covering key hydrologic and natural heritage features where new buildings are not allowed and only existing houses and farm buildings may be modestly expanded or rebuilt.

Other provisions in this section
- The P7 Zone applies to lands identified as a Key Hydrologic Feature (except Provincially Significant Wetlands) and Key Natural Heritage Features within the Greenbelt Natural Heritage System in the Rural Hamilton Official Plan.
- New development may require Site Plan Control approval, including an Environmental Impact Statement demonstrating no negative impact on Core Area features, before proceeding.
- Agriculture: new buildings and structures are not permitted (7.7.2.1 a)).
- Agriculture: expansions to existing buildings/structures are capped at 10% of the existing gross floor area and must comply with Section 12.1.3.1 (7.7.2.1 b)).
- Existing single detached dwelling: new buildings or structures are not permitted (7.7.2.2 a)).
- Existing single detached dwelling: expansions are capped at 10% of the existing gross floor area (may include a deck within the maximum) and must comply with Sections 12.1.3.1 and 12.1.3.3 c), d), e) and f) (7.7.2.2 b)).
- Replacement: an existing building or structure demolished in whole or in part may be rebuilt provided the setbacks that existed on the date of passing of the By-law are maintained (7.7.2.3 i)).
- Replacement: a maximum increased encroachment of up to 10% of the existing setbacks may be permitted (7.7.2.3 ii)).
- Replacement: maximum building height shall be in accordance with Section 12.1.3.3 c) (7.7.2.3 iii)).
- Replacement of an existing legally established accessory building or structure is permitted provided the setbacks, building height and gross floor area that existed on the date of passing of the By-law are maintained (7.7.2.3 iv)).
