A small-scale commercial zone for shops, restaurants, offices and services that serve the surrounding neighbourhood, with buildings up to 4 storeys.

  • Minimum height: no requirement (n/a for sloped and flat roofs) (line 11.0).
  • Minimum landscaped buffer depth from a lot line that is a street line: 4.5 m (line 12.1; see also Subsection 2.1.25).
  • Minimum landscaped buffer depth from a lot line abutting an Institutional, Office, Downtown Core, Employment, Buffer or Utility Zone: 3.0 m (line 12.2; see also Subsection 2.1.25).
  • Minimum landscaped buffer depth from the lot line of a Commercial Zone that abuts another Commercial Zone: 1.5 m (line 12.3; see also Subsection 2.1.25).
  • Minimum landscaped buffer depth from any other lot line: 4.5 m (line 12.4; see also Subsection 2.1.25).
  • Subsection 2.1.25: landscaped buffer may be reduced to 0.0 m abutting a sight triangle, and is not required along a shared property line where a driveway, aisle or parking area is shared with abutting lands.
  • Minimum front yard, exterior side yard, interior side yard and rear yard are all subject to Subsection 2.1.17: the greater of 5.0 m or the required yard where the lot abuts a G1 or G2 Greenlands zone (note 7).
  • Exemption: the centreline setback provisions of Subsection 2.1.14 do not apply in the C2 zone (line 17.1).
  • Funeral establishment is permitted subject to Table 2.1.2.2.2 (note 2).
  • A drive-through is permitted only as accessory to a financial institution (Section 6.1.3.1, By-law 0018-2015).
  • An outdoor garden centre is permitted only as accessory to a Retail use in Table 6.2.1 (Section 6.1.4.1).
  • Not permitted in C2 (no checkmark in the C2 column): motor vehicle sales/leasing/rental facilities, overnight accommodation, banquet hall/conference/convention centre, gas bar, motor vehicle service station, motor vehicle wash or repair facilities, parking lot, apartment, and dwelling units above the first storey of a commercial building.
  • Minimum lot frontage, maximum front yard, maximum exterior side yard, minimum contiguous amenity area, parking/loading location (line 13.0), streetwall length limits (lines 14.0, 15.0) and main-entrance location (line 16.0) have no value stated in the C2 column.
  • All buildings must also comply with Parts 1 to 3 and Section 6.1 of the By-law.
  • Site-specific C2 exception zones C2-1 through C2-21 are listed in Section 6.2.3; refer to Article 1.1.2.3 and the exception schedules.
