  • Minimum glazing of the first storey streetwall: 75% facing a Schedule 5.2.1(1) street (Line 19.4); 50% facing a Schedule 5.2.1(2) street (Line 19.5).
  • Where a lot abuts a street identified on Schedule 5.2.1(1), that street is deemed the front lot line and the main front entrance must face it (Line 19.6).

  • Minimum distance from an above grade parking structure to a street identified on Schedule 5.2.1(1): 30.0 m (Line 21.4).
  • Line 21.5 (parking/loading not between streetwall and street line): n/a in O3.
  • Uses permitted only as accessory to a permitted use (5.1.3.1): retail store, outdoor market, manufacturing facility, motor vehicle rental facility, restaurant, take-out restaurant, service establishment, commercial school, financial institution, veterinary clinic, animal care establishment, entertainment establishment, recreational establishment, private club, day care. Commercial school, financial institution and veterinary clinic (Lines 3.1-3.3) are not marked as primary permitted uses in the O3 column.
  • Accessory uses must be located within a building or structure used for a Section 5.2.1 permitted use, unless otherwise permitted (5.1.3.2).
  • Maximum 20% of the total gross floor area - non-residential of each building in an O3 zone may be used for accessory uses (5.1.3.4).
  • On a lot at an intersection where both streets are on Schedules 5.2.1(1) and 5.2.1(2), a building set back 5.0 m or less from either street line may have a maximum of 90% of the first storey GFA - non-residential used for office/medical office (Lines 2.1 and 2.2) (5.1.3.5).
  • A manufacturing facility is not permitted in a building within 100.0 m of a street identified on Schedule 5.2.1(1) (5.1.3.6), and may occupy a maximum of 20% of the total GFA - non-residential of each building (5.1.3.7).
  • FSI calculation (5.1.4): where the lot area is greater than 0.70 ha, the lands in a complete site plan application (excluding private roads) are deemed a lot for calculating the Line 13.0 minimum FSI.
  • Schedules 5.2.1(1) and 5.2.1(2) cover Maps 36W, 37E, 43W, 44E, 51W, 52E.
