A downtown Mississauga zone for office buildings, medical offices, hospitals, colleges and hotels, built to the street according to the Schedule CCO build-to areas, with shops and restaurants allowed on the lower floors and a limited share of apartments.

Other provisions in this section
- Minimum building height: 3 storeys (Line 4B.1).
- Maximum tower floor plate for an apartment: 850 m2 (Line 3.2).
- Residential dwelling units are not permitted on the first storey of a building; a shared entrance/exit through a common vestibule is permitted on the first storey (Line 3.3).
- Apartments are permitted only as part of a development containing an office building, medical office building, hospital, university/college or overnight accommodation, and the gross floor area - apartment zone may not exceed 20% of the development's total gross floor area (Sentence 7.1.4.3.4).
- Every building, structure and use must comply with the build-to-areas shown on the Part 7 Schedules and Exception Schedules (Line 4.1; see also Subsections 7.1.4A and 7.1.3); where a property has build-to-areas along more than two lot lines, the building must be located along at least two of them (Line 4.2).
- 'A'/'B' Street Frontages (Lines 4A.1-4A.11): a first-storey streetwall containing a non-residential use must have at least 65% glazing facing an 'A' Street Frontage and at least 50% facing a 'B' Street Frontage; each unit with a first-storey streetwall facing an 'A' Street (or both 'A' and 'B') must have its main front entrance on the 'A' Street, and units facing only a 'B' Street on the 'B' Street; pedestrian access to units above/below the first storey follows the same rule; vehicular access for a building facing both 'A' and 'B' Streets must be from the 'B' Street; an above-grade or partially above-grade parking structure may not face an 'A' Street Frontage.
- Podiums: apartment, long-term care and retirement buildings taller than 12 storeys must contain a podium, with a minimum podium height of three storeys measured at the streetwall (Lines 4C.1-4C.2); the first three storeys of a podium in a residential building may not project beyond or behind the first storey of the streetwall (Line 5.1). No setback above the podium (Line 5.2) or encroachment (Line 5.3) value is stated for CCO.
- An at-grade driveway, aisle, parking area or loading area is not permitted between a building wall and a lot line abutting a street, or within 7.6 m of a lot line abutting a street, except for vehicular accesses; where a lot abuts more than two streets this applies to two of the streets (Line 6.1). Driveways, condominium roads and aisles may be shared with abutting lands having the same zoning (Line 6.2).
- No minimum landscaped open space area value is stated for CCO in Table 7.2.1 (Line 7.1 blank); no minimum gross floor area - apartment zone is stated (Line 3.1 blank).
- Accessory uses listed in Sentence 7.1.4.3.1 must be located within the office, medical office, hospital, university/college or overnight accommodation building (7.1.4.3.2) and are not permitted above the second storey (7.1.4.3.3), except that on lots abutting a 75% or 50% Retail Activation Frontage, repair, recreational and entertainment establishments, motor vehicle rental facilities, cogeneration facilities and night clubs are also permitted on the second storey (7.1.4A.2.5).
- Retail Activation Frontages (Subsection 7.1.4A, Schedule CCO): on a street with a 75% or 50% Retail Activation Frontage the first storey within the linear building frontage may only contain Retail Activation Uses (financial institution, service establishment, restaurant, take-out restaurant, retail store); each such unit must be at least 10.0 m deep and at least 4.5 m floor-to-ceiling; at least 75% (or 50%) of the first-storey linear building frontage must be the exterior wall of Retail Activation Use units; on a 75% frontage, a pedestrian access to residential uses above/below the first storey may be no wider than 6.5 m.
- A motor vehicle rental facility may not store rental vehicles in required parking spaces (7.1.4.3.5).
- Centreline setbacks in Subsection 2.1.14 do not apply to the CCO zone (7.1.8.1).
- Holding provision H-CCO: the H symbol is removed by amendment to Maps 22, 28 and 29 of Schedule B upon delivery of an executed Servicing and/or Development Agreement and conveyance of rights-of-way for 'A' and 'B' Street Frontages where a street does not yet exist; the H does not prevent use of legally existing buildings for permitted uses or alterations that do not increase non-residential gross floor area or add required parking.
- All buildings must also comply with Parts 1 to 3 and Section 7.1 of the By-law. No CCO exception zones are listed under 7.2.5A.
