A main-street commercial zone for shops, restaurants, offices and services built right up to the sidewalk, with apartments or dwelling units allowed above the ground floor.

Other provisions in this section

  • All buildings and structures must also comply with Parts 1 to 3 and Section 6.1 of the By-law.
  • Maximum front yard 3.0 m and maximum exterior side yard 3.0 m (rows 5.0 and 7.0).
  • Minimum height: 2 storeys (sloped or flat roof); per Subsection 2.1.27, buildings containing a residential dwelling unit within the Hurontario Street Corridor hatched area on Schedule 2.1.27 must be at least 3 storeys.
  • Setback to Greenlands Zones (Subsection 2.1.17, Table 2.1.17.1, referenced by note 7 on all yard rows): minimum setback of all buildings and structures, and of parking areas, driveways, loading spaces, other paved areas and outdoor storage areas, to lands zoned G1 or G2 is the greater of 5.0 m or the required yard/setback.
  • Minimum landscaped buffer depth: 0.0 m from a lot line that is a street line; 3.0 m from a lot line abutting an Institutional, Office, Downtown Core, Employment, Buffer or Utility Zone; 1.5 m from a lot line abutting another Commercial Zone, or 0.0 m where abutting a C4 zone; 4.5 m from any other lot line (rows 12.1-12.4; see also Subsection 2.1.25).
  • Per Subsection 2.1.25.4, in a C4 zone the minimum depth of a required landscaped buffer between a lot line that is a street line and a parking area is 3.0 m. Subsection 2.1.25 also allows a buffer abutting a sight triangle (or 0.3 m reserve abutting one) to be reduced to 0.0 m, and waives the buffer along a shared property line where a driveway, condominium road, aisle or parking area is shared with abutting lands.
  • Minimum contiguous amenity area: the lesser of 2.8 m² per dwelling unit or 5% of the site area (row 12.5).
  • Parking and loading spaces shall not be located between a streetwall and a lot line that is a street line (row 13.0).
  • Maximum 25% of the length of the first-storey building streetwall may be used for accessing residential uses located above the first storey (row 14.0).
  • Maximum 30% of the length of a streetwall may be set back beyond the maximum front and maximum exterior side yard (row 15.0).
  • The main front entrance for commercial uses on the first storey must be located in the first-storey streetwall (row 16.0).
  • Exemption: the centreline setback provisions of Subsection 2.1.14 do not apply in the C4 zone (row 17.1).
  • Funeral establishment is permitted subject to Table 2.1.2.2.2 (note 2).
  • Uses listed in Table 6.2.1 but not checked for C4 (motor vehicle sales/leasing/rental facility, motor vehicle rental facility, convenience restaurant, banquet hall/conference centre/convention centre, gas bar, motor vehicle service station, motor vehicle wash facility, motor vehicle repair facility) are not permitted in C4.
