C3 zone, Mississauga: General Commercial

Section 6.2.1, Table 6.2.1 (C3 column) of the City of Mississauga Zoning By-law 0225-2007, as amended by 0325-2008, 0308-2011, 0050-2013/LPAT Order 2020 June 08, 0018-2015, 0212-2015, 0174-2017, 0111-2019/LPAT Order 2021 March 09, 0018-2021, 0217-2023.

A general commercial zone for stores, restaurants, offices, hotels, banks, clinics, commercial schools, banquet halls, recreation and entertainment establishments and similar businesses, on lots set back from the street and neighbouring residential properties. Motor vehicle service uses and residential uses are not permitted in the base C3 zone.

Other provisions in this section

  • Uses not permitted in the C3 column of Table 6.2.1 (no mark): gas bar, motor vehicle service station, motor vehicle wash facility - restricted, motor vehicle repair facility - restricted, parking lot, apartment, and dwelling unit located above the first storey of a commercial building.

  • Landscaped buffer (line 12.0, see also Subsection 2.1.25): minimum depth 4.5 m from a lot line that is a street line; 3.0 m from a lot line abutting an Institutional, Office, Downtown Core, Employment, Buffer or Utility Zone; 1.5 m from a lot line of a Commercial Zone that abuts another Commercial Zone; 4.5 m from any other lot line. Minimum contiguous amenity area: none stated.
  • Subsection 2.1.25: landscaped buffer may be reduced to 0.0 m where it abuts a sight triangle or a 0.3 m reserve abutting a sight triangle, and is not required along a shared property line where a driveway, condominium road, aisle or parking area is shared with the abutting lands.
  • Lines 13.0 (parking/loading not between streetwall and street line), 14.0 and 15.0 (maximum streetwall lengths), 16.0 (main front entrance in the streetwall) and 17.1 (exemption from Subsection 2.1.14 centreline setbacks) carry no mark or value in the C3 column, so they do not apply to C3; the centreline setback provisions of Subsection 2.1.14 therefore apply where a lot abuts a designated right-of-way.
  • Subsection 6.1.3.1: a drive-through is permitted accessory to a financial institution in a C3 zone (subject to the street location restrictions of Subsection 2.1.29 and Schedules 2.1.29(1)/(2)).
  • Subsection 6.1.4.1: an outdoor garden centre is permitted accessory to a Retail use in a C3 zone.
  • Subsection 2.1.17: all buildings, structures, parking areas, driveways and paved areas must be set back from lands zoned G1 or G2 by the greater of 5.0 m or the required yard.
  • Site-specific exception zones C3-1 through C3-66 exist (Section 6.2.4); their regulations override this table where they apply.
