- Commercial School, Financial Institution and Veterinary Clinic are listed in Table 5.2.1 but are not marked as permitted in the O2 column; they are permitted only as accessory uses under 5.1.3.1.
- Minimum floor space index - non-residential: 0.5 (Line 13.0). Maximum floor space index - non-residential: n/a (Line 14.0).
- Minimum building height: 12.0 m and 3 storeys (Line 15.1). Maximum height: n/a (Line 16.0).
- Minimum height of the first storey of a building with frontage on a street identified on Schedule 5.2.1(1): 5.0 m (Line 15.2).
- Maximum exterior side yard: 7.0 m (Line 11.0).
- Minimum setback of a first storey streetwall on a lot abutting a street on Schedules 5.2.1(1) and 5.2.1(2): 3.0 m (Line 17.1).
- Maximum setback of a first storey streetwall to a street on Schedules 5.2.1(1) and 5.2.1(2): 5.0 m (Line 18.1), except that once Lines 19.1 and 19.2 are met, Line 18.1 does not apply (Line 19.3).
- Maximum 25% of the length of a first storey streetwall may be set back beyond 5.0 m from a street on Schedule 5.2.1(2) (Line 18.2).
- Minimum 80% of the front lot line / front lot line - corner lot / exterior side lot line abutting a Schedule 5.2.1(1) street must be occupied by a first storey streetwall (Line 19.1); 50% for a Schedule 5.2.1(2) street (Line 19.2).

- Accessory uses permitted under 5.1.3.1: retail store, outdoor market, manufacturing facility, motor vehicle rental facility, restaurant, take-out restaurant, service establishment, commercial school, financial institution, veterinary clinic, animal care establishment, entertainment establishment, recreational establishment, private club, day care; unless otherwise permitted they must be within a building used for a Table 5.2.1 use (5.1.3.2).
- Maximum 30% of the total gross floor area - non-residential of each building in an O2 zone may be used for accessory uses (5.1.3.3).
- On a lot at an intersection where both streets are on Schedules 5.2.1(1) and 5.2.1(2), a building set back 5.0 m or less from one or both streets may use a maximum of 90% of the first storey gross floor area - non-residential for medical office/office (Lines 2.1, 2.2) (5.1.3.5).
- A manufacturing facility is not permitted in a building within 100.0 m of a Schedule 5.2.1(1) street (5.1.3.6); maximum 20% of each building's gross floor area - non-residential may be a manufacturing facility (5.1.3.7).
- FSI calculation (5.1.4): where the lot area exceeds 0.70 ha, the lands in a complete site plan application, excluding private roads, are deemed a lot for calculating the minimum FSI in Line 13.0.
- Setbacks marked (1) are also subject to Subsection 2.1.17 (Table 2.1.17.1): minimum setback of all buildings and structures, and of parking areas, driveways, loading spaces, other paved areas and outdoor storage areas, to lands zoned G1 or G2 is the greater of 5.0 m or the required yard/setback.
- Site-specific exception zones O2-1 to O2-8 exist (Section 5.2.3); check the exception text for the property.
- Buildings must also comply with Parts 1 to 3 and Section 5.1 of the By-law.
